When you need a retail HVAC specialist

  1. 1

A new mall or shopping centre

A poor design from the start means cold zones next to stifling ones and endless tenant complaints. We study the heat load of each zone separately and choose the right unit type before the ceiling is built.

  2. 2

An existing shop with uneven cooling

The back of the shop is cold while the front near the door stays hot at peak hours. The cause is usually the air outlet layout or the unit size; a site survey identifies which and fixes the problem without replacing the whole system.

  3. 3

Condensate dripping on shelves or display

A single drip on stock or a glass display front damages the product and the shop's image. The cause is usually weak insulation, a blocked condensate line or an unlevel unit, all of which can be diagnosed and fixed in one visit.

Who it's for

  • Opening a new shop inside a mall

We design an independent unit for your space and install ductwork and condensate lines before finishing work so your opening is not delayed.

How we work

How we work

  1. 1

    Site survey and loads

We visit the site and map every heat source: entrances, lighting, expected crowd density and facade orientation, then size the units correctly for each section.

  2. 2

    Design and materials

We design the duct network in our own workshop from G90 galvanised sheet to dimensions that give even air distribution, and select units from brands we distribute such as Carrier, YORK and Gree.

  3. 3

    Installation coordinated on site

We coordinate installation with the project programme so ductwork does not delay finishing trades, and run Mueller copper in runs of up to 30 metres without welded joints to reduce potential leak points.

  4. 4

    Start-up and maintenance contract

We start up the system and check air distribution in every section, then set a preventive and corrective maintenance schedule timed so work never overlaps with the shop's trading hours.

Some of our work

Ductwork, rooftop units and diffusers, from work we've completed in Jeddah.

  • Galvanized rectangular duct trunk with branch takeoffs and round diffusers, hung from a black ceiling, a Carrier unit visible behind — interior finishing stage.
  • Round diffusers and a spiral duct trunk in a tiled stairwell service shaft.
  • Rooftop ductwork and an exhaust fan, with Jeddah buildings in the background.
  • Rooftop packaged AC units with rectangular duct transitions, city buildings behind.
  • Insulated rooftop duct run beside a packaged unit, a warehouse roof in the background.
  • A grid of round diffusers in an open-plan office ceiling, mid-construction.
  • An insulated rooftop duct elbow, against a mountainous backdrop.
  • Large insulated ductwork running along a factory ceiling, with workers visible below.
  • A yellow round diffuser mid-installation, with spiral duct and a suspended ceiling grid.
  • Duct insulation wrap in progress on a construction site, bare duct still exposed.
  • A black-painted duct trunk with round diffusers and track lighting, in a finished retail interior.
  • An indoor AHU unit connected to round ductwork in a mechanical plant room, exposed concrete ceiling.

What sets this district apart

Al Ushairiyah is a north-east district experiencing rapid urban expansion with new and medium-sized shopping malls and centres. It sits slightly inland but humidity remains high, and direct eastern sun adds extra stress. Cooling here must balance strong refrigeration with precise humidity control, because moisture and heat together quickly damage stock. Central systems or banks of medium-to-high-capacity outdoor units are the common choice.

Al Ushairiyah lies in north-east Jeddah, a district of rapid development with modern malls and shopping centres.

Most modern shopping centres here run medium-to-high-capacity central systems, with outdoor units on roofs or side yards.

The AC setup in Al Ushairiyah

  1. 1

Central system with precise humidity control

The system features a hygrostat and separate dehumidification cycle to balance cooling with moisture control.

  2. 2

    Outdoor units with humidity-resistant coatings

Outdoor units are coated with humidity and corrosion-resistant finishes suitable for the moderately humid environment.

  3. 3

    Expanded ducts with moisture insulation

Ducts are insulated with moisture-resistant material to reduce condensation on pipe walls.

Before the visit

Before our visit in Al Ushairiyah

  1. 1

    Obtain future development plans

Ask the centre management for any future expansion plans to ensure the current system has room for additions.

  2. 2

    Check outdoor unit ventilation

Ensure outdoor units have adequate ventilation space around them and no obstructions trap warm air.

  3. 3

Establish regular cleaning schedule for humidity control

Agree on a weekly or fortnightly schedule for duct and filter cleaning, and monthly for drain pans and coils.

FAQ

Questions about Mall & retail HVAC

How do you handle doors that open onto the street all day?

An open door pushes in hot humid air and spikes the heat load suddenly. We include that load in the design and direct a supply outlet above the entrance to form an air barrier that reduces mixing. The survey confirms which arrangement suits each specific doorway.

Do you install separate units for each mall tenant?

Yes. A separate unit per tenant means each shop controls its own cooling and a fault in one unit does not affect the neighbour. It also makes consumption readings straightforward and makes maintenance responsibility clear for each party.

Why do you prefer rooftop packaged units for malls?

A rooftop packaged unit keeps the condenser and evaporator in one casing above the roof, freeing every inch of shop floor from outdoor units and shortening the duct run. Maintenance happens on the roof without entering the shop, which fits scheduling work outside trading hours.

How do you handle Jeddah's heat and its effect on rooftop units?

Rooftop units in Jeddah work in hot, salty and dusty air that strains the condenser and speeds fin corrosion. We specify units with corrosion-resistant coatings and include coil cleaning and compressor and condenser checks in the preventive schedule of every maintenance contract.

Does air distribution design differ between a small shop and a large mall?

The site survey decides. A small shop may need only a concealed unit with directional grilles, while a mall requires a duct network with dampers zoned by area. In both cases the positions of lighting, visitor traffic and entry doors are recorded before supply outlets are placed.

Humidity is high here, how does the system keep stock dry?

The system integrates separate humidity control with cooling. A hygrostat monitors relative humidity and automatically activates extra dehumidification if it exceeds target levels.

Do we need more cleaning because humidity promotes mould and fungus?

Yes, we recommend filter and duct cleaning every 10-14 days in summer, and drain pans and indoor coils monthly. High humidity speeds bacterial and mould growth.

Rapid building expansion may stress the system, how do we adapt?

We design systems with expansion headroom and recommend annual comprehensive checks to ensure capacity keeps pace with growth. Adding outdoor units or ducts is feasible if needed.

Outdoor units face high humidity, what protection do they need?

Units need moisture-resistant coatings and good ventilation around them. Cleaning the external coils and fins every six weeks prevents buildup of dirt and moisture.
