When you need a villa HVAC specialist
- 1
A new villa before finishing
The finishing stage is the right time to plan the cooling before walls and ceilings close. We decide the system type for each floor and the pipe routes, saving you from cutting and drilling later.
- 2
A large majlis that never feels cool
Large sitting rooms need a different approach from ordinary rooms. Ceiling height, number of openings and sun direction in Jeddah all affect the choice, and the site survey is what decides the right solution.
- 3
Old noisy units disturbing sleep
AC noise in a bedroom breaks sleep and wears on the family. Choosing the right system and placing it correctly gives the room the cooling it needs without sound that disturbs you or the people sleeping near you.
Who it's for
Living in a villa and replacing old systems
We study what is already in your villa floor by floor and propose systems that fix noise and uneven cooling without unnecessary cutting through finished walls.

How we work
How we work
- 1
Full villa survey
Our team visits every floor, studying sun exposure, ceiling heights, room count and how each space is used, before we suggest any system.
- 2
A cooling plan floor by floor
We produce a plan that names the system type for each zone, the indoor and outdoor unit positions, and how the work fits around any finishing trades already on site.
- 3
Installation and pipe runs
We install the agreed systems floor by floor, run insulated copper and drain lines, vacuum each line before start-up, and confirm that units near bedrooms run quietly.
- 4
Handover and maintenance contract
We start every unit with you present and check cooling in each room, then offer a preventive and corrective maintenance contract to keep the whole system performing through the summer.

What sets this district apart
Al Bashaer is a relatively modern residential district with medium to large villas, reasonable outdoor space and small to medium gardens, offering flexibility in outdoor unit placement. Most villas here are two or three storeys with separate majlis and bedrooms, meaning uneven cooling distribution can cause temperature differences between floors.
Al Bashaer lies in eastern Jeddah and is a district of medium-sized modern villas with compact gardens.
Most Al Bashaer villas use dual or triple-head splits to cover the ground-floor majlis, upper floor and shared spaces.
The AC setup in Al Bashaer
- 1
Dual-head split for medium Al Bashaer villas
Medium villas here with a small majlis and bedrooms benefit from a dual split that distributes cooling across floors with reasonable balance.
- 2
Triple or quad split for larger villas
Larger villas with spacious majlis, multiple bedrooms and possibly a study need extra heads to cover each space adequately.
- 3
Outdoor units in gardens or on side roofs
Reasonably spacious gardens allow units to sit in rear gardens or on side roofs away from the front façade.

FAQ
Questions about Villa & home HVAC
Should I use central AC or a split for each room?
There is no single answer that suits every villa. One floor with rooms close together may suit a concealed central system, while separate floors or spread-out rooms often work better with individual splits. The site survey is what decides the right fit for your space and how you use it.
How do you keep the facade tidy with outdoor units on it?
At the survey we look at every option: the roof, the back or side of the building, and ventilation shafts. We choose a spot that gives the unit enough air and is easy to reach for servicing, without putting outdoor units on the main front or creating noise in the street.
How do Jeddah's dust, humidity and salty sea air affect a home system?
Humid, salty air affects heat exchangers and exposed outdoor units over time, and dust blocks filters faster than in dry climates. We take this into account when placing outdoor units away from direct sea winds, and a preventive maintenance contract catches that build-up before it hurts performance.
Do you handle both installation and maintenance for the whole villa?
Yes, we handle design and installation and then offer a preventive and corrective maintenance contract covering every system in the villa. Having one contractor who knows what was installed makes any later servicing or repair faster and more accurate, and you never have to explain each unit's history to someone new.
How do you decide between a concealed unit and a visible split for a room?
The decision depends on ceiling height, the type of finish and the building stage. A room with a high ceiling and generous floor area may accept a concealed cassette, while a small room with a low ceiling or a fully finished space often suits a visible split. Where the outlet sits also affects how air reaches every corner, and the site survey is what settles the choice.
My majlis is cold but the bedrooms are warm; what is wrong?
This usually means uneven cooling distribution, often because the majlis head is too close to the outdoor unit while the others are distant. We adjust dampers on each head and may add an extra regulator to balance pressure.
My garden is spacious; can I fence the outdoor unit to hide it?
You can add a fence or screen around the unit, but leave at least 50 cm clearance on all sides to allow proper air intake and drainage, otherwise cooling efficiency will drop.
I am building an addition to my villa; can I add a new split head later?
Yes, if your outdoor unit is powerful enough (depends on its tonnage), we can add a new head with extra copper runs, but we must check the system first to ensure it can handle the added load.
Water drainage from the outdoor unit creates a puddle in my garden; how do I fix this?
We attach a drainage pipe from the outdoor unit to a distant drain point or underground sump, or raise the unit on a slightly elevated base to allow natural water flow.
