When you need a villa HVAC specialist

  1. 1

    A new villa before finishing

The finishing stage is the right time to plan the cooling before walls and ceilings close. We decide the system type for each floor and the pipe routes, saving you from cutting and drilling later.

  2. 2

A large majlis that never feels cool

Large sitting rooms need a different approach from ordinary rooms. Ceiling height, number of openings and sun direction in Jeddah all affect the choice, and the site survey is what decides the right solution.

  3. 3

    Old noisy units disturbing sleep

AC noise in a bedroom breaks sleep and wears on the family. Choosing the right system and placing it correctly gives the room the cooling it needs without sound that disturbs you or the people sleeping near you.

Who it's for

  • Living in a villa and replacing old systems

We study what is already in your villa floor by floor and propose systems that fix noise and uneven cooling without unnecessary cutting through finished walls.

How we work

How we work

  1. 1

    Full villa survey

Our team visits every floor, studying sun exposure, ceiling heights, room count and how each space is used, before we suggest any system.

  2. 2

A cooling plan floor by floor

We produce a plan that names the system type for each zone, the indoor and outdoor unit positions, and how the work fits around any finishing trades already on site.

  3. 3

    Installation and pipe runs

We install the agreed systems floor by floor, run insulated copper and drain lines, vacuum each line before start-up, and confirm that units near bedrooms run quietly.

  4. 4

    Handover and maintenance contract

We start every unit with you present and check cooling in each room, then offer a preventive and corrective maintenance contract to keep the whole system performing through the summer.

Some of our work

Ductwork, rooftop units and diffusers, from work we've completed in Jeddah.

  • Galvanized rectangular duct trunk with branch takeoffs and round diffusers, hung from a black ceiling, a Carrier unit visible behind — interior finishing stage.
  • Round diffusers and a spiral duct trunk in a tiled stairwell service shaft.
  • Rooftop ductwork and an exhaust fan, with Jeddah buildings in the background.
  • Rooftop packaged AC units with rectangular duct transitions, city buildings behind.
  • Insulated rooftop duct run beside a packaged unit, a warehouse roof in the background.
  • A grid of round diffusers in an open-plan office ceiling, mid-construction.
  • An insulated rooftop duct elbow, against a mountainous backdrop.
  • Large insulated ductwork running along a factory ceiling, with workers visible below.
  • A yellow round diffuser mid-installation, with spiral duct and a suspended ceiling grid.
  • Duct insulation wrap in progress on a construction site, bare duct still exposed.
  • A black-painted duct trunk with round diffusers and track lighting, in a finished retail interior.

What sets this district apart

Al Kawthar villas spread over irregular topography with significant elevation differences between properties, some on slopes or in low spots. This affects outdoor unit placement and water drainage, sometimes requiring special bases or angled pipe runs. The area is humid due to low-lying proximity, with coastal salt air from the east. Interior designs vary with site topography, demanding deep understanding of both villa and ground before selection.

Al Kawthar, east Jeddah, is a district of villas spread across uneven topography with varied elevations and proximity to low-lying humid areas.

Al Kawthar villas require individual assessment accounting for slope, elevation and water drainage when positioning the outdoor unit.

The AC setup in Al Kawthar

  1. 1

Multi-split on elevated base on slope

Villas on Al Kawthar slopes typically need elevated, reinforced concrete bases to stabilise outdoor units on uneven ground.

  2. 2

    Separate drainage for outdoor unit

Due to high ground moisture, we install separate drainage directing condensate away from the villa and garden.

  3. 3

Units with high corrosion and salt protection

We select units with special protective coating and enhanced copper coils to withstand salt spray and high humidity in Al Kawthar.

Before the visit

Before our visit in Al Kawthar

  1. 1

Understand your plot's elevation before the visit

Tell us if your villa sits on a high or low slope and if water pools near the foundation.

  2. 2

    Identify current water drainage points

Point out during the visit where roof runoff and foundation drainage go, so we avoid directing condensate there.

  3. 3

Ensure foundation and outer walls are accessible

Confirm that the foundation and outer walls are safe and accessible for secure base installation and piping.

FAQ

Questions about Villa & home HVAC

Should I use central AC or a split for each room?

There is no single answer that suits every villa. One floor with rooms close together may suit a concealed central system, while separate floors or spread-out rooms often work better with individual splits. The site survey is what decides the right fit for your space and how you use it.

How do you keep the facade tidy with outdoor units on it?

At the survey we look at every option: the roof, the back or side of the building, and ventilation shafts. We choose a spot that gives the unit enough air and is easy to reach for servicing, without putting outdoor units on the main front or creating noise in the street.

How do Jeddah's dust, humidity and salty sea air affect a home system?

Humid, salty air affects heat exchangers and exposed outdoor units over time, and dust blocks filters faster than in dry climates. We take this into account when placing outdoor units away from direct sea winds, and a preventive maintenance contract catches that build-up before it hurts performance.

Do you handle both installation and maintenance for the whole villa?

Yes, we handle design and installation and then offer a preventive and corrective maintenance contract covering every system in the villa. Having one contractor who knows what was installed makes any later servicing or repair faster and more accurate, and you never have to explain each unit's history to someone new.

How do you decide between a concealed unit and a visible split for a room?

The decision depends on ceiling height, the type of finish and the building stage. A room with a high ceiling and generous floor area may accept a concealed cassette, while a small room with a low ceiling or a fully finished space often suits a visible split. Where the outlet sits also affects how air reaches every corner, and the site survey is what settles the choice.

Our villa sits on a slope higher than the neighbour, how do you handle the elevation difference?

We assess the slope and elevation, positioning the outdoor unit on the higher side of the villa with a robust base ensuring stability and safety on the incline.

Ground moisture is high and water collects around the villa, is this dangerous for the AC?

Yes, pooled water causes rapid corrosion. We elevate the unit on a high concrete base and ensure condensate drains away from your villa's foundation.

The plots are irregular and pipe runs may be long, does this reduce performance?

Long copper runs can reduce efficiency slightly. We identify the shortest pipe route given site topography and insulate thoroughly to minimise heat loss.

Sea salt spray affects units here, how do you choose suitable models?

We select units with high corrosion and salt resistance, and test protective coatings before installation. We also recommend flushing the outdoor unit with fresh water every three months.
