When you need a villa HVAC specialist
- 1
A new villa before finishing
The finishing stage is the right time to plan the cooling before walls and ceilings close. We decide the system type for each floor and the pipe routes, saving you from cutting and drilling later.
- 2
A large majlis that never feels cool
Large sitting rooms need a different approach from ordinary rooms. Ceiling height, number of openings and sun direction in Jeddah all affect the choice, and the site survey is what decides the right solution.
- 3
Old noisy units disturbing sleep
AC noise in a bedroom breaks sleep and wears on the family. Choosing the right system and placing it correctly gives the room the cooling it needs without sound that disturbs you or the people sleeping near you.
Who it's for

How we work
- 1
Full villa survey
Our team visits every floor, studying sun exposure, ceiling heights, room count and how each space is used, before we suggest any system.

A cooling plan floor by floor
We produce a plan that names the system type for each zone, the indoor and outdoor unit positions, and how the work fits around any finishing trades already on site.
- 3
Installation and pipe runs
We install the agreed systems floor by floor, run insulated copper and drain lines, vacuum each line before start-up, and confirm that units near bedrooms run quietly.
- 4
Handover and maintenance contract
We start every unit with you present and check cooling in each room, then offer a preventive and corrective maintenance contract to keep the whole system performing through the summer.

What sets this district apart
Kilo 14 is a modern residential growth area with spacious villas on multiple floors and open-plan living, meaning a large living room or majlis does not cool the same as small bedrooms or studies. These villas typically have gardens and wide roofs that offer flexibility in outdoor unit placement, but uneven cooling becomes a problem if the network is not planned carefully from the start.
Kilo 14 lies in southern Jeddah and is a district of modern spacious villas with private gardens.
Most villas in Kilo 14 use multi-head split systems or compact central units to cover different floors and spaces.
The AC setup in Kilo 14
- 1
Multi-head split system for one villa
Spacious villas here need one powerful outdoor unit with several indoor heads to cover the majlis, bedrooms and studies in balance.
- 2
Compact central unit with notable copper runs
Some larger villas choose a compact central unit instead of multiple splits, reducing indoor heads but requiring longer copper runs.
- 3
Outdoor units on roofs and in gardens
The villa's ample space allows outdoor units on rear roofs or garden stands away from the front view.

FAQ
Questions about Villa & home HVAC
Should I use central AC or a split for each room?
There is no single answer that suits every villa. One floor with rooms close together may suit a concealed central system, while separate floors or spread-out rooms often work better with individual splits. The site survey is what decides the right fit for your space and how you use it.
How do you keep the facade tidy with outdoor units on it?
At the survey we look at every option: the roof, the back or side of the building, and ventilation shafts. We choose a spot that gives the unit enough air and is easy to reach for servicing, without putting outdoor units on the main front or creating noise in the street.
How do Jeddah's dust, humidity and salty sea air affect a home system?
Humid, salty air affects heat exchangers and exposed outdoor units over time, and dust blocks filters faster than in dry climates. We take this into account when placing outdoor units away from direct sea winds, and a preventive maintenance contract catches that build-up before it hurts performance.
Do you handle both installation and maintenance for the whole villa?
Yes, we handle design and installation and then offer a preventive and corrective maintenance contract covering every system in the villa. Having one contractor who knows what was installed makes any later servicing or repair faster and more accurate, and you never have to explain each unit's history to someone new.
How do you decide between a concealed unit and a visible split for a room?
The decision depends on ceiling height, the type of finish and the building stage. A room with a high ceiling and generous floor area may accept a concealed cassette, while a small room with a low ceiling or a fully finished space often suits a visible split. Where the outlet sits also affects how air reaches every corner, and the site survey is what settles the choice.
My villa has a large majlis and small bedrooms; how do I cool them evenly?
Each space needs a unit sized to its volume, so we use multi-head splits in one villa, with a stronger head for the majlis and lighter ones for small bedrooms, balancing pressure through the copper runs.
Where do I put outdoor units in the villa without spoiling the façade?
Kilo 14 villas have wide gardens and roofs, so we mount outdoor units on side or rear roof areas away from the main façade, or on stands in the garden.
My two-storey villa needs the same cooling efficiency on both floors; how is that done?
We use separate splits per floor or a compact central unit with balanced copper runs that deliver equal cooling strength to every head on each floor, with a thermostat per level.
Do long copper runs from the outdoor unit affect cooling efficiency?
Very long runs can reduce system pressure, but in Kilo 14 villas we position the outdoor unit so the copper runs do not exceed 10 to 15 metres, preserving cooling efficiency.
