When you need a villa HVAC specialist

  1. 1

    A new villa before finishing

The finishing stage is the right time to plan the cooling before walls and ceilings close. We decide the system type for each floor and the pipe routes, saving you from cutting and drilling later.

  2. 2

A large majlis that never feels cool

Large sitting rooms need a different approach from ordinary rooms. Ceiling height, number of openings and sun direction in Jeddah all affect the choice, and the site survey is what decides the right solution.

  3. 3

    Old noisy units disturbing sleep

AC noise in a bedroom breaks sleep and wears on the family. Choosing the right system and placing it correctly gives the room the cooling it needs without sound that disturbs you or the people sleeping near you.

Who it's for

  • Living in a villa and replacing old systems

We study what is already in your villa floor by floor and propose systems that fix noise and uneven cooling without unnecessary cutting through finished walls.

How we work

How we work

  1. 1

    Full villa survey

Our team visits every floor, studying sun exposure, ceiling heights, room count and how each space is used, before we suggest any system.

  2. 2

A cooling plan floor by floor

We produce a plan that names the system type for each zone, the indoor and outdoor unit positions, and how the work fits around any finishing trades already on site.

  3. 3

    Installation and pipe runs

We install the agreed systems floor by floor, run insulated copper and drain lines, vacuum each line before start-up, and confirm that units near bedrooms run quietly.

  4. 4

    Handover and maintenance contract

We start every unit with you present and check cooling in each room, then offer a preventive and corrective maintenance contract to keep the whole system performing through the summer.

What sets this district apart

Southern Housing is a popular residential area in south Jeddah with moderately sized villas of fairly uniform design, featuring attached majlis, bedrooms and small annexes. Villas here are smaller than luxury district properties but need reliable, cost-effective cooling systems. The climate is dry and hot, yet the absence of seafront exposure reduces humidity compared to coastal areas. This allows simple or multi-head split systems or small central ducted AC without additional humidity control equipment.

Southern Housing lies in south Jeddah, a residential area of moderately sized villas with organized planning.

Most Southern Housing villas use one or two split units for the whole home, due to moderate size and similar layout.

The AC setup in Southern Housing

  1. 1

One or two splits depending on villa size

Southern Housing villas typically need one or two units covering the majlis and rooms, due to uniform moderate size.

  2. 2

Simple central system for larger villas

If the villa is somewhat larger with multiple spaces, a small central system may be more efficient for energy use and maintenance.

  3. 3

    Units without long copper runs

The villa's compact design allows short copper runs, reducing heat loss and simplifying maintenance.

Before the visit

Before our visit in Southern Housing

  1. 1

Simple villa sketch with rough dimensions

Send a simple sketch showing rooms, majlis and approximate distances so we calculate heat load.

  2. 2

Identify where you sleep and gather as a family

Explain daily space usage, such as majlis for gathering and master bedroom for sleep, so we place units optimally.

  3. 3

Confirm a wall or balcony for the outdoor unit

Check that you have an exterior wall or safe balcony to mount the outdoor unit away from passages and neighbours.

FAQ

Questions about Villa & home HVAC

Should I use central AC or a split for each room?

There is no single answer that suits every villa. One floor with rooms close together may suit a concealed central system, while separate floors or spread-out rooms often work better with individual splits. The site survey is what decides the right fit for your space and how you use it.

How do you keep the facade tidy with outdoor units on it?

At the survey we look at every option: the roof, the back or side of the building, and ventilation shafts. We choose a spot that gives the unit enough air and is easy to reach for servicing, without putting outdoor units on the main front or creating noise in the street.

How do Jeddah's dust, humidity and salty sea air affect a home system?

Humid, salty air affects heat exchangers and exposed outdoor units over time, and dust blocks filters faster than in dry climates. We take this into account when placing outdoor units away from direct sea winds, and a preventive maintenance contract catches that build-up before it hurts performance.

Do you handle both installation and maintenance for the whole villa?

Yes, we handle design and installation and then offer a preventive and corrective maintenance contract covering every system in the villa. Having one contractor who knows what was installed makes any later servicing or repair faster and more accurate, and you never have to explain each unit's history to someone new.

How do you decide between a concealed unit and a visible split for a room?

The decision depends on ceiling height, the type of finish and the building stage. A room with a high ceiling and generous floor area may accept a concealed cassette, while a small room with a low ceiling or a fully finished space often suits a visible split. Where the outlet sits also affects how air reaches every corner, and the site survey is what settles the choice.

My villa is relatively small, will one split unit be enough?

It depends on the number of spaces and distances between them. We visit, measure each room and recommend the unit count ensuring even cooling without waste.

If I install one unit in the centre, will cooling reach all rooms?

It depends on doors and openings between rooms. If doors are open, cooling spreads, but distant rooms may be warmer. We recommend a second unit if rooms are closed or far apart.

Spaces are small, should I buy a compact unit or standard size?

Right capacity depends on square metres, not unit size. We measure and choose correct capacity; smaller size does not mean better efficiency.

My electricity bills are high, how do I reduce AC consumption?

Set thermostat to a reasonable level (24, 26°C), run the unit when doors are closed. Monthly filter cleaning improves efficiency, and closing curtains by day reduces load.
