AHU servicing

AHU maintenance in Al Ala

AHU maintenance in Al Ala balances ventilation and cooling across residential and office buildings of medium size. When some rooms are cold while others stay warm, or airflow is weak upstairs, the trouble usually lies in the unit's belts, dampers or coils.

When an AHU needs attention

  1. 1

Weak airflow or smells in the building

A clogged filter or dirty cooling coil cuts airflow and carries a musty smell through Jeddah's humid air. Occupants complain and productivity falls before anyone identifies the source.

  2. 2

Unusual noise from the plant room

A grinding or vibrating fan usually points to a worn bearing, a slack belt or an unbalanced blade. Delaying the diagnosis can turn a simple fix into a full motor replacement.

  3. 3

    Uneven distribution between zones

One zone too cold and another too warm in the same building usually means a balancing valve not working or a stuck damper. The site survey decides which dampers and valves need adjusting or cleaning.

Who it's for

  • Your office staff are complaining about poor cooling

We inspect the unit under load, check filters, coil and dampers, and restore balanced airflow across every office zone.

How we work

How we work

  1. 1

    Unit and system survey

We review the system layout, unit sizes and count, run the unit and record airflow, pressure and noise readings before touching anything.

  2. 2

    Mechanical inspection

We open the access panel and inspect belts, bearings, the fan blade and mounts, recording what needs tensioning or replacing before starting work.

  3. 3

    Clean and adjust

We clean the coil and drain pan, verify the drain fall, adjust dampers and valves, and replace worn filters, belts and bearings as needed.

  4. 4

    Performance check and handover

We run the unit again, measure airflow and compare it with the opening reading, then give you a brief written report of what was done and anything that needs follow-up.

What sets this district apart

Al Ala is a relatively modern residential and administrative district with mid-rise residential blocks and office towers, most supplied with central air systems and modern AHUs. These buildings are smaller than tall towers but larger than villas, and need precise maintenance for balanced air among different residential units and offices. Coastal dust and humidity speed up dirt accumulation on cooling coils and filters, so regular servicing of filters, belts, coils and dampers is essential for stable distribution efficiency.

Al Ala lies in Jeddah's north-east sector, a mixed residential and office district with mid-rise buildings served by modern central air systems.

Most buildings here have one or two AHUs on ground floor or roof, serving a mix of residential units and offices.

The AC setup in Al Ala

  1. 1

One or two AHUs in a ground plant room or on the roof

Mid-rise buildings here house AHUs in ground or basement plant rooms, with a possible secondary unit on the roof.

  2. 2

Damper system to control air distribution between flats and offices

Controllable dampers balance air according to different flat and office demands, requiring regular servicing for proper response.

  3. 3

Filters and coils designed for heavy coastal dust

Coastal dust requires sturdy filters and easily cleanable coils, with more frequent servicing than inland areas.

Before the visit

Before our visit in Al Ala

  1. 1

Locate the plant room and confirm safe access

Before the visit, verify that the plant room door is unlocked and safe, and corridors and stairs are clear of clutter.

  2. 2

Prepare adequate space for heavy maintenance equipment

The plant room may be cramped, so designate a safe spot for unloading heavy tools and materials without disrupting other equipment.

  3. 3

Notify residents and office staff of the scheduled maintenance

Ask building management to inform residents and staff of the visit date and any temporary ventilation impact during work.

FAQ

Questions about AHU maintenance

What is the difference between AHU servicing and duct cleaning?

AHU servicing focuses on the mechanical and thermal parts inside the unit itself: filters, coil, drain pan, bearings and dampers. Duct cleaning removes dust from the distribution network. The two jobs use different tools and address different problems, and we offer each as a separate service.

Can the AHU be serviced while the building is occupied?

In many cases yes, depending on the system layout and the number of units. If the building can run a standby unit while we work on another, servicing continues without cutting cooling to any zone. The technician confirms this at the first survey.

How does Jeddah's humidity affect AHUs specifically?

High humidity loads the dehumidification coil harder and speeds up algae growth in the drain pan, blocking the drain much faster than in dry climates. For that reason we give the pan clean and the drain fall check particular attention when servicing AHUs in Jeddah.

When does a bearing need replacing rather than just greasing?

If a bearing shows audible grinding, measurable heat on the housing or radial play when checked by hand, greasing will not fix it. We measure and inspect on site and decide the right action there, because bearing type and size vary from one unit to another.

How do you tell whether the fan needs balancing rather than just lubricating the bearings?

Continuous vibration with a steady hum usually points to an unbalanced fan wheel or dirt build-up on the blades, while an irregular grating sound comes from the bearing itself. The technician measures vibration on the frame and on the shaft; if it is higher on the frame he balances the wheel, and if it is higher on the shaft he inspects the bearing and decides whether to replace it or lubricate it depending on the degree of wear.

A single building has both flats and offices, does it need special air balancing?

Yes, flats and offices may need different temperatures at different times. Modern AHUs have controllable dampers for demand-based balancing, and regular damper servicing ensures precise performance.

Coastal dust is heavy here, does it affect the AHU?

Yes, dust builds up quickly on air filters and cooling coils, cutting airflow and cooling efficiency. Cleaning or replacing filters every 2 to 3 months and annual coil cleaning are essential for sustained performance.

Why do office rooms seem to have higher humidity than flats?

Offices may house equipment and generate more internal heat; if the AHU fails to dehumidify efficiently, moisture accumulates there. Regular coil and drain maintenance ensures even dehumidification across all zones.

Are there dedicated electrical circuits for maintenance equipment in the plant room?

Most plant rooms have adequate circuits, but adding heavy maintenance tools can trip other building circuits. We check capacity beforehand and coordinate with the owner if needed.
