AHU servicing

AHU maintenance in Al Ruhaili

AHU maintenance in Al Ruhaili serves residential compounds, hotels and governmental and medical facilities that depend on robust and reliable centralised AC systems. When air quality drops or temperatures differ between sections, the cause usually lies in the air handling unit, not the cooling system itself.

When an AHU needs attention

  1. 1

Weak airflow or smells in the building

A clogged filter or dirty cooling coil cuts airflow and carries a musty smell through Jeddah's humid air. Occupants complain and productivity falls before anyone identifies the source.

  2. 2

Unusual noise from the plant room

A grinding or vibrating fan usually points to a worn bearing, a slack belt or an unbalanced blade. Delaying the diagnosis can turn a simple fix into a full motor replacement.

  3. 3

    Uneven distribution between zones

One zone too cold and another too warm in the same building usually means a balancing valve not working or a stuck damper. The site survey decides which dampers and valves need adjusting or cleaning.

Who it's for

  • Your office staff are complaining about poor cooling

We inspect the unit under load, check filters, coil and dampers, and restore balanced airflow across every office zone.

How we work

How we work

  1. 1

    Unit and system survey

We review the system layout, unit sizes and count, run the unit and record airflow, pressure and noise readings before touching anything.

  2. 2

    Mechanical inspection

We open the access panel and inspect belts, bearings, the fan blade and mounts, recording what needs tensioning or replacing before starting work.

  3. 3

    Clean and adjust

We clean the coil and drain pan, verify the drain fall, adjust dampers and valves, and replace worn filters, belts and bearings as needed.

  4. 4

    Performance check and handover

We run the unit again, measure airflow and compare it with the opening reading, then give you a brief written report of what was done and anything that needs follow-up.

Some of our work

Ductwork, rooftop units and diffusers, from work we've completed in Jeddah.

  • Galvanized rectangular duct trunk with branch takeoffs and round diffusers, hung from a black ceiling, a Carrier unit visible behind — interior finishing stage.
  • Round diffusers and a spiral duct trunk in a tiled stairwell service shaft.
  • Rooftop ductwork and an exhaust fan, with Jeddah buildings in the background.
  • Rooftop packaged AC units with rectangular duct transitions, city buildings behind.
  • Insulated rooftop duct run beside a packaged unit, a warehouse roof in the background.
  • A grid of round diffusers in an open-plan office ceiling, mid-construction.
  • An insulated rooftop duct elbow, against a mountainous backdrop.
  • Large insulated ductwork running along a factory ceiling, with workers visible below.
  • A yellow round diffuser mid-installation, with spiral duct and a suspended ceiling grid.
  • Duct insulation wrap in progress on a construction site, bare duct still exposed.
  • A black-painted duct trunk with round diffusers and track lighting, in a finished retail interior.

What sets this district apart

Al Ruhaili is a north-east district housing large residential compounds, hotels and some governmental and medical facilities, most fitted with advanced centralised AC systems and multiple air handling units. These facilities operate year-round under high load and need strict regular maintenance of filters, coils and belts, because any service interruption affects many residents, guests or patients.

Al Ruhaili sits in north-east Jeddah, a district of large residential compounds, hotels and medical and governmental facilities.

Compounds, hotels and medical facilities here have multiple centralised AHUs operating under heavy load year-round.

Multiple AHUs serving large compounds and hotels

Compounds and hotels in Al Ruhaili have multiple centralised AHUs in separate or adjacent plant rooms.

  2. 2

High-efficiency filtration systems for medical facilities

Medical facilities in Al Ruhaili use premium filters and precise control systems to maintain cleanliness and safety standards.

  3. 3

    Smart dampers for sectional zoning

AHUs are equipped with smart dampers allowing the facility to be divided into zones with independent control in each.

Before the visit

Before our visit in Al Ruhaili

  1. 1

Coordinate with facility management for the best maintenance window

Medical facilities and large hotels cannot tolerate service interruptions; agree on specific hours or a backup plan beforehand.

  2. 2

Request previous maintenance records and required standards

Medical facilities require precise maintenance records; obtain all previous logs and required health standards before the visit.

  3. 3

Ensure replacement filters and critical spare parts are available

Medical facilities and hotels may need immediate filter or parts replacement; ensure they are available on-site or bring them with you.

FAQ

Questions about AHU maintenance

What is the difference between AHU servicing and duct cleaning?

AHU servicing focuses on the mechanical and thermal parts inside the unit itself: filters, coil, drain pan, bearings and dampers. Duct cleaning removes dust from the distribution network. The two jobs use different tools and address different problems, and we offer each as a separate service.

Can the AHU be serviced while the building is occupied?

In many cases yes, depending on the system layout and the number of units. If the building can run a standby unit while we work on another, servicing continues without cutting cooling to any zone. The technician confirms this at the first survey.

How does Jeddah's humidity affect AHUs specifically?

High humidity loads the dehumidification coil harder and speeds up algae growth in the drain pan, blocking the drain much faster than in dry climates. For that reason we give the pan clean and the drain fall check particular attention when servicing AHUs in Jeddah.

When does a bearing need replacing rather than just greasing?

If a bearing shows audible grinding, measurable heat on the housing or radial play when checked by hand, greasing will not fix it. We measure and inspect on site and decide the right action there, because bearing type and size vary from one unit to another.

How do you tell whether the fan needs balancing rather than just lubricating the bearings?

Continuous vibration with a steady hum usually points to an unbalanced fan wheel or dirt build-up on the blades, while an irregular grating sound comes from the bearing itself. The technician measures vibration on the frame and on the shaft; if it is higher on the frame he balances the wheel, and if it is higher on the shaft he inspects the bearing and decides whether to replace it or lubricate it depending on the degree of wear.

Our hotel guests complain of temperature variations between rooms, what should we do?

The problem usually lies in damper calibration at the AHUs or partial filter blockage affecting flow balance, requiring thorough inspection.

Medical facilities need high hygiene standards, how do you ensure air cleanliness?

We use high-efficiency filters (HEPA or equivalent) and clean coils and dampers meticulously, documenting every step in a quarterly report.

Does Al Ruhaili's intense heat and humidity affect AHU performance?

Absolutely, high heat increases cooling load and humidity causes mould on coils, so three-monthly maintenance instead of six-monthly is essential.

Medical facilities run AHUs year-round, does this cause faster wear?

Yes, continuous operation speeds bearing and belt wear, so monthly inspection and planned replacement of critical parts is essential.
