When an AHU needs attention

  1. 1

Weak airflow or smells in the building

A clogged filter or dirty cooling coil cuts airflow and carries a musty smell through Jeddah's humid air. Occupants complain and productivity falls before anyone identifies the source.

  2. 2

Unusual noise from the plant room

A grinding or vibrating fan usually points to a worn bearing, a slack belt or an unbalanced blade. Delaying the diagnosis can turn a simple fix into a full motor replacement.

  3. 3

    Uneven distribution between zones

One zone too cold and another too warm in the same building usually means a balancing valve not working or a stuck damper. The site survey decides which dampers and valves need adjusting or cleaning.

Who it's for

  • Your office staff are complaining about poor cooling

We inspect the unit under load, check filters, coil and dampers, and restore balanced airflow across every office zone.

  • You run a medical facility or a large hall

We check the fresh-air intake, dampers and drain pan, verify the drain fall, and issue a written report documenting the condition of every component.

How we work

How we work

  1. 1

    Unit and system survey

We review the system layout, unit sizes and count, run the unit and record airflow, pressure and noise readings before touching anything.

  2. 2

    Mechanical inspection

We open the access panel and inspect belts, bearings, the fan blade and mounts, recording what needs tensioning or replacing before starting work.

  3. 3

    Clean and adjust

We clean the coil and drain pan, verify the drain fall, adjust dampers and valves, and replace worn filters, belts and bearings as needed.

  4. 4

    Performance check and handover

We run the unit again, measure airflow and compare it with the opening reading, then give you a brief written report of what was done and anything that needs follow-up.

Some of our work

Ductwork, rooftop units and diffusers, from work we've completed in Jeddah.

  • Galvanized rectangular duct trunk with branch takeoffs and round diffusers, hung from a black ceiling, a Carrier unit visible behind — interior finishing stage.
  • Round diffusers and a spiral duct trunk in a tiled stairwell service shaft.
  • Rooftop ductwork and an exhaust fan, with Jeddah buildings in the background.
  • Rooftop packaged AC units with rectangular duct transitions, city buildings behind.
  • Insulated rooftop duct run beside a packaged unit, a warehouse roof in the background.
  • A grid of round diffusers in an open-plan office ceiling, mid-construction.
  • An insulated rooftop duct elbow, against a mountainous backdrop.
  • Large insulated ductwork running along a factory ceiling, with workers visible below.
  • A yellow round diffuser mid-installation, with spiral duct and a suspended ceiling grid.
  • Duct insulation wrap in progress on a construction site, bare duct still exposed.
  • A black-painted duct trunk with round diffusers and track lighting, in a finished retail interior.
  • An indoor AHU unit connected to round ductwork in a mechanical plant room, exposed concrete ceiling.

What sets this district apart

The south district is witnessing rapid commercial growth with modern shopping centres, hotels and restaurant chains, all relying on powerful central AC systems with large air handling units. In restaurants and bakeries, units need strict maintenance because kitchen heat and humidity stress the system and speed dust and grease build-up. In shopping centres, balancing different zones matters for shopper comfort.

Al Quraini'yah in south Jeddah is a growing commercial and tourism district with modern shopping centres, hotels and restaurants.

Air handling units in these commercial buildings are usually large, with ductwork across multiple floors and separate zones by use.

The AC setup in Al Quraini'yah

  1. 1

Large-capacity air handling unit for wide spaces

Shopping centres and hotels here use large units capable of handling massive air volumes across wide lengths and breadths.

  2. 2

    Multi-floor ductwork with separate dampers

Ducts span multiple floors and sections, with dampers controlling air distribution based on demand in each zone.

  3. 3

    Heavy-duty coils and high-capacity filters

Restaurant and shopping centre units need heavy-duty treatment coils and large filters due to high heat, humidity and pollutant loads.

Before the visit

Before our visit in Al Quraini'yah

  1. 1

Locate the unit and confirm safe access

In large shopping centres, the unit is usually on the roof or in a remote plant room. Ensure the route is safe and doors are open.

  2. 2

Coordinate with centre or hotel management on timing

Schedule outside peak shopping or booking hours, and ask management to notify security of our team's arrival.

  3. 3

Prepare details on different zones and sections

If the centre has multiple sections or floors, prepare a simple map showing duct distribution and zones to speed maintenance assessment.

FAQ

Questions about AHU maintenance

What is the difference between AHU servicing and duct cleaning?

AHU servicing focuses on the mechanical and thermal parts inside the unit itself: filters, coil, drain pan, bearings and dampers. Duct cleaning removes dust from the distribution network. The two jobs use different tools and address different problems, and we offer each as a separate service.

Can the AHU be serviced while the building is occupied?

In many cases yes, depending on the system layout and the number of units. If the building can run a standby unit while we work on another, servicing continues without cutting cooling to any zone. The technician confirms this at the first survey.

How does Jeddah's humidity affect AHUs specifically?

High humidity loads the dehumidification coil harder and speeds up algae growth in the drain pan, blocking the drain much faster than in dry climates. For that reason we give the pan clean and the drain fall check particular attention when servicing AHUs in Jeddah.

When does a bearing need replacing rather than just greasing?

If a bearing shows audible grinding, measurable heat on the housing or radial play when checked by hand, greasing will not fix it. We measure and inspect on site and decide the right action there, because bearing type and size vary from one unit to another.

How do you tell whether the fan needs balancing rather than just lubricating the bearings?

Continuous vibration with a steady hum usually points to an unbalanced fan wheel or dirt build-up on the blades, while an irregular grating sound comes from the bearing itself. The technician measures vibration on the frame and on the shaft; if it is higher on the frame he balances the wheel, and if it is higher on the shaft he inspects the bearing and decides whether to replace it or lubricate it depending on the degree of wear.

Does a restaurant kitchen's heat and humidity damage the air handling unit?

Yes, hotel and restaurant kitchens add heavy load to the unit and coils. We regularly inspect drainage and filters because grease and excess moisture accumulate rapidly.

Do large shopping centres need independent controls per floor?

Yes, each floor or zone in the centre may have different temperature needs based on customer numbers and different shops. We balance ducts and dampers to maintain even comfort.

Does indoor and outdoor dust affect filter efficiency in shopping centres?

Yes, street dust and heavy foot traffic increase indoor air pollution. We replace filters more regularly than in office buildings.

Is there safe access to the unit site in a busy shopping centre?

We coordinate with the centre management to schedule maintenance outside peak shopping hours, usually early morning or after closing.
