When an AHU needs attention

  1. 1

Weak airflow or smells in the building

A clogged filter or dirty cooling coil cuts airflow and carries a musty smell through Jeddah's humid air. Occupants complain and productivity falls before anyone identifies the source.

  2. 2

Unusual noise from the plant room

A grinding or vibrating fan usually points to a worn bearing, a slack belt or an unbalanced blade. Delaying the diagnosis can turn a simple fix into a full motor replacement.

  3. 3

    Uneven distribution between zones

One zone too cold and another too warm in the same building usually means a balancing valve not working or a stuck damper. The site survey decides which dampers and valves need adjusting or cleaning.

Who it's for

  • Your office staff are complaining about poor cooling

We inspect the unit under load, check filters, coil and dampers, and restore balanced airflow across every office zone.

How we work

How we work

  1. 1

    Unit and system survey

We review the system layout, unit sizes and count, run the unit and record airflow, pressure and noise readings before touching anything.

  2. 2

    Mechanical inspection

We open the access panel and inspect belts, bearings, the fan blade and mounts, recording what needs tensioning or replacing before starting work.

  3. 3

    Clean and adjust

We clean the coil and drain pan, verify the drain fall, adjust dampers and valves, and replace worn filters, belts and bearings as needed.

  4. 4

    Performance check and handover

We run the unit again, measure airflow and compare it with the opening reading, then give you a brief written report of what was done and anything that needs follow-up.

Some of our work

Ductwork, rooftop units and diffusers, from work we've completed in Jeddah.

  • Galvanized rectangular duct trunk with branch takeoffs and round diffusers, hung from a black ceiling, a Carrier unit visible behind — interior finishing stage.
  • Round diffusers and a spiral duct trunk in a tiled stairwell service shaft.
  • Rooftop ductwork and an exhaust fan, with Jeddah buildings in the background.
  • Rooftop packaged AC units with rectangular duct transitions, city buildings behind.
  • Insulated rooftop duct run beside a packaged unit, a warehouse roof in the background.
  • A grid of round diffusers in an open-plan office ceiling, mid-construction.
  • An insulated rooftop duct elbow, against a mountainous backdrop.
  • Large insulated ductwork running along a factory ceiling, with workers visible below.
  • A yellow round diffuser mid-installation, with spiral duct and a suspended ceiling grid.
  • Duct insulation wrap in progress on a construction site, bare duct still exposed.
  • A black-painted duct trunk with round diffusers and track lighting, in a finished retail interior.
  • An indoor AHU unit connected to round ductwork in a mechanical plant room, exposed concrete ceiling.

What sets this district apart

Al Wisami is a modern north-eastern district with high-rise residential towers, hotels and office buildings, each equipped with central AHUs serving multiple floors and sections. When temperatures differ between floors or fresh-air flow drops in the long corridors, the cause is often dust buildup in the unit's filters or partial damper blockage, not the chiller itself. Regular maintenance of bearings, belts and coils keeps distribution efficient in these large buildings.

Al Wisami sits in north-eastern Jeddah, a district of modern residential towers, hotels and office buildings served by central AC networks.

Most towers and hotels here have horizontal or vertical AHUs serving multiple zones per floor, each with separate dampers per zone.

The AC setup in Al Wisami

  1. 1

    Horizontal AHUs on the roof

Most residential towers and hotels here have horizontal AHUs on the roof serving multiple floors, needing regular filter and coil maintenance.

  2. 2

Vertical AHUs in floor plant rooms

Some larger towers have vertical AHUs in plant rooms spread across several floors, each serving a specific zone.

  3. 3

    Multi-zone damper system

Each AHU is linked to separate dampers per zone or wing, and damper imbalance causes the temperature swings between floors.

Before the visit

Before our visit in Al Wisami

  1. 1

Ensure team access to roof or plant room

Coordinate with building management beforehand to secure safe access to the roof or plant room where the AHU sits.

  2. 2

    Identify zones with ventilation issues

Tell us which floors or zones complain of cold or heat swings so we can focus inspection on those dampers and filters.

  3. 3

Confirm temporary power disconnection is possible

We need to disconnect power to the unit during maintenance, so ensure the circuit breaker is known and safely accessible.

FAQ

Questions about AHU maintenance

What is the difference between AHU servicing and duct cleaning?

AHU servicing focuses on the mechanical and thermal parts inside the unit itself: filters, coil, drain pan, bearings and dampers. Duct cleaning removes dust from the distribution network. The two jobs use different tools and address different problems, and we offer each as a separate service.

Can the AHU be serviced while the building is occupied?

In many cases yes, depending on the system layout and the number of units. If the building can run a standby unit while we work on another, servicing continues without cutting cooling to any zone. The technician confirms this at the first survey.

How does Jeddah's humidity affect AHUs specifically?

High humidity loads the dehumidification coil harder and speeds up algae growth in the drain pan, blocking the drain much faster than in dry climates. For that reason we give the pan clean and the drain fall check particular attention when servicing AHUs in Jeddah.

When does a bearing need replacing rather than just greasing?

If a bearing shows audible grinding, measurable heat on the housing or radial play when checked by hand, greasing will not fix it. We measure and inspect on site and decide the right action there, because bearing type and size vary from one unit to another.

How do you tell whether the fan needs balancing rather than just lubricating the bearings?

Continuous vibration with a steady hum usually points to an unbalanced fan wheel or dirt build-up on the blades, while an irregular grating sound comes from the bearing itself. The technician measures vibration on the frame and on the shaft; if it is higher on the frame he balances the wheel, and if it is higher on the shaft he inspects the bearing and decides whether to replace it or lubricate it depending on the degree of wear.

My first floor is colder than the third, is it the AHU?

Yes, temperature swings between floors usually stem from imbalanced dampers or clogged filters in the AHU, not the chiller. Checking the dampers and cleaning the filters will resolve it.

How do your team reach the AHU in a tall building here?

Most towers have a plant room or prepared roof, and we coordinate with building management to ensure safe access before the visit.

Does Jeddah's coastal humidity affect the AHU coils?

Yes, the humid air accelerates coil and bearing corrosion and speeds mould growth on the evaporator surface, so regular cleaning is essential to protect the unit.

How often do the belts and bearings in the AHU need checking?

It depends on the unit's run hours, but we disconnect it during inspection and check for belt wear and abnormal bearing noise.
