AHU servicing

AHU maintenance in Al Shama'il

AHU maintenance in Al Shama'il balances air distribution across the modern residential complexes and hotels in the district. When you notice uneven cooling or high humidity on one floor but not another, the fault usually lies inside the handling unit, not the main chiller.

When an AHU needs attention

  1. 1

Weak airflow or smells in the building

A clogged filter or dirty cooling coil cuts airflow and carries a musty smell through Jeddah's humid air. Occupants complain and productivity falls before anyone identifies the source.

  2. 2

Unusual noise from the plant room

A grinding or vibrating fan usually points to a worn bearing, a slack belt or an unbalanced blade. Delaying the diagnosis can turn a simple fix into a full motor replacement.

  3. 3

    Uneven distribution between zones

One zone too cold and another too warm in the same building usually means a balancing valve not working or a stuck damper. The site survey decides which dampers and valves need adjusting or cleaning.

Who it's for

  • Your office staff are complaining about poor cooling

We inspect the unit under load, check filters, coil and dampers, and restore balanced airflow across every office zone.

How we work

How we work

  1. 1

    Unit and system survey

We review the system layout, unit sizes and count, run the unit and record airflow, pressure and noise readings before touching anything.

  2. 2

    Mechanical inspection

We open the access panel and inspect belts, bearings, the fan blade and mounts, recording what needs tensioning or replacing before starting work.

  3. 3

    Clean and adjust

We clean the coil and drain pan, verify the drain fall, adjust dampers and valves, and replace worn filters, belts and bearings as needed.

  4. 4

    Performance check and handover

We run the unit again, measure airflow and compare it with the opening reading, then give you a brief written report of what was done and anything that needs follow-up.

What sets this district apart

Al Shama'il is a modern mixed-use district with large residential complexes, hotel and office towers spread across a wide area, most supplied with central air systems and multiple AHUs. Buildings here require precise air distribution because each complex may house hundreds of residential units or hotel rooms, and inter-floor and inter-wing balance is complex. Comprehensive maintenance of filters, belts, bearings, coils and dampers ensures temperature and humidity remain consistent between zones in the same building.

Al Shama'il lies in Jeddah's north-east sector, a modern district of residential complexes and hotels served by advanced, multi-unit AHU systems.

Large residential and hotel complexes here typically have two or more AHUs, each serving separate wings or towers within the same building.

The AC setup in Al Shama'il

  1. 1

Two or more AHUs per large complex

Large Shama'il complexes split air handling between separate units, each serving specific wings or towers, allowing better balance and easier maintenance.

  2. 2

Complex damper and duct system for pressure balancing

Multiple towers and wings require a precise network of dampers and ducts to distribute air evenly; any blockage or failure creates uneven cooling and humidity.

  3. 3

Separate plant rooms for equipment and backup generators

Large complexes here maintain multiple plant rooms housing AHUs, chillers and generators, making servicing easier and preventing daily-operation conflicts.

Before the visit

Before our visit in Al Shama'il

  1. 1

Coordinate timing with complex management to avoid resident disruption

Before the visit, ask the complex management for the best time to service, away from peak hours or major complex activities.

  2. 2

Identify all AHU locations and plant room access points

Ensure our team can reach all AHUs in the complex and that plant room doors are accessible and safe for entry and work.

  3. 3

Arrange unloading and return points for equipment and materials

Agree with management on safe zones for unloading heavy tools and materials without blocking resident access or common areas.

FAQ

Questions about AHU maintenance

What is the difference between AHU servicing and duct cleaning?

AHU servicing focuses on the mechanical and thermal parts inside the unit itself: filters, coil, drain pan, bearings and dampers. Duct cleaning removes dust from the distribution network. The two jobs use different tools and address different problems, and we offer each as a separate service.

Can the AHU be serviced while the building is occupied?

In many cases yes, depending on the system layout and the number of units. If the building can run a standby unit while we work on another, servicing continues without cutting cooling to any zone. The technician confirms this at the first survey.

How does Jeddah's humidity affect AHUs specifically?

High humidity loads the dehumidification coil harder and speeds up algae growth in the drain pan, blocking the drain much faster than in dry climates. For that reason we give the pan clean and the drain fall check particular attention when servicing AHUs in Jeddah.

When does a bearing need replacing rather than just greasing?

If a bearing shows audible grinding, measurable heat on the housing or radial play when checked by hand, greasing will not fix it. We measure and inspect on site and decide the right action there, because bearing type and size vary from one unit to another.

How do you tell whether the fan needs balancing rather than just lubricating the bearings?

Continuous vibration with a steady hum usually points to an unbalanced fan wheel or dirt build-up on the blades, while an irregular grating sound comes from the bearing itself. The technician measures vibration on the frame and on the shaft; if it is higher on the frame he balances the wheel, and if it is higher on the shaft he inspects the bearing and decides whether to replace it or lubricate it depending on the degree of wear.

A single residential complex here may have hundreds of flats, how do AHUs balance air between them all?

Each large complex relies on two or more AHUs, each handling separate wings or towers. Complex damper and ductwork systems distribute air evenly, but bearing or belt failure causes uneven cooling and humidity between wings.

Large AHUs need plenty of room, where are they typically housed in Shama'il complexes?

Most complexes have a large plant room on ground or roof, some with a secondary plant room mid-building. We need prior coordination with the complex management for safe access and equipment unloading without disrupting residents.

Does high humidity in Al Shama'il affect AHU performance?

Yes, coastal humidity causes dirt and mould to build up on cooling coils and drains, cutting the unit's ability to dehumidify air. Regular coil cleaning and drain maintenance are essential to prevent moisture accumulation in ducts and the unit itself.

Do maintenance tools and heavy equipment need extra power circuits during servicing?

Yes, powerful cleaning and suction equipment draws heavy current, so we need the complex to arrange safe power connection and prevent other building circuits from tripping during work.
