When an AHU needs attention

  1. 1

Weak airflow or smells in the building

A clogged filter or dirty cooling coil cuts airflow and carries a musty smell through Jeddah's humid air. Occupants complain and productivity falls before anyone identifies the source.

  2. 2

Unusual noise from the plant room

A grinding or vibrating fan usually points to a worn bearing, a slack belt or an unbalanced blade. Delaying the diagnosis can turn a simple fix into a full motor replacement.

  3. 3

    Uneven distribution between zones

One zone too cold and another too warm in the same building usually means a balancing valve not working or a stuck damper. The site survey decides which dampers and valves need adjusting or cleaning.

Who it's for

  • Your office staff are complaining about poor cooling

We inspect the unit under load, check filters, coil and dampers, and restore balanced airflow across every office zone.

How we work

How we work

  1. 1

    Unit and system survey

We review the system layout, unit sizes and count, run the unit and record airflow, pressure and noise readings before touching anything.

  2. 2

    Mechanical inspection

We open the access panel and inspect belts, bearings, the fan blade and mounts, recording what needs tensioning or replacing before starting work.

  3. 3

    Clean and adjust

We clean the coil and drain pan, verify the drain fall, adjust dampers and valves, and replace worn filters, belts and bearings as needed.

  4. 4

    Performance check and handover

We run the unit again, measure airflow and compare it with the opening reading, then give you a brief written report of what was done and anything that needs follow-up.

Some of our work

Ductwork, rooftop units and diffusers, from work we've completed in Jeddah.

  • Galvanized rectangular duct trunk with branch takeoffs and round diffusers, hung from a black ceiling, a Carrier unit visible behind — interior finishing stage.
  • Round diffusers and a spiral duct trunk in a tiled stairwell service shaft.
  • Rooftop ductwork and an exhaust fan, with Jeddah buildings in the background.
  • Rooftop packaged AC units with rectangular duct transitions, city buildings behind.
  • Insulated rooftop duct run beside a packaged unit, a warehouse roof in the background.
  • A grid of round diffusers in an open-plan office ceiling, mid-construction.
  • An insulated rooftop duct elbow, against a mountainous backdrop.
  • Large insulated ductwork running along a factory ceiling, with workers visible below.
  • A yellow round diffuser mid-installation, with spiral duct and a suspended ceiling grid.
  • Duct insulation wrap in progress on a construction site, bare duct still exposed.
  • A black-painted duct trunk with round diffusers and track lighting, in a finished retail interior.
  • An indoor AHU unit connected to round ductwork in a mechanical plant room, exposed concrete ceiling.

Service areas

We come to you anywhere in Jeddah

From Al Shiraa and Al Yaqout in the north to Al Thaghr and Al Quraiyat in the south, with our base in Al Aziziyah.

What sets this district apart

Al Shifa holds modern hospitals, clinics, medical centres and administrative towers with high-precision central AC systems subject to strict health standards. Air handling units in these buildings must run at peak efficiency to deliver clean, contaminant-free air, especially in operating theatres and clinics. Coastal dust and salt deposit fast on coils and filters, requiring more frequent servicing than typical buildings.

Al Shifa, in south Jeddah, is a district of modern hospitals and clinics with high health standards requiring precise AC systems.

Medical buildings here have high-tech air handling units with multi-stage filters and air quality monitoring systems.

The AC setup in Al Shifa

  1. 1

    Multi-stage filtered air handling units

Hospitals and clinics have pre-filters, mid-filters and high-efficiency stages, each needing separate inspection.

  2. 2

Sterilisation and contaminated air isolation systems

Separate units for exhaust and contaminated air require special care in cleaning and servicing to prevent contamination spread to clean zones.

  3. 3

    Integrated air quality monitoring systems

Most hospital units have sensors monitoring pH, humidity and contaminants; we coordinate with these systems during servicing.

Before the visit

Before our visit in Al Shifa

  1. 1

Get health and safety approval first

Before the visit, ensure the hospital's health, safety and infection control department approves, as servicing may affect sensitive areas.

  2. 2

Prioritise which areas to service first

If full servicing is needed, coordinate which areas to service first to minimise disruption to current medical operations.

  3. 3

Understand unit locations and sensitive duct runs

Know the location of air handling units and duct distribution across patient and operating rooms to prevent unexpected disruption.

FAQ

Questions about AHU maintenance

What is the difference between AHU servicing and duct cleaning?

AHU servicing focuses on the mechanical and thermal parts inside the unit itself: filters, coil, drain pan, bearings and dampers. Duct cleaning removes dust from the distribution network. The two jobs use different tools and address different problems, and we offer each as a separate service.

Can the AHU be serviced while the building is occupied?

In many cases yes, depending on the system layout and the number of units. If the building can run a standby unit while we work on another, servicing continues without cutting cooling to any zone. The technician confirms this at the first survey.

How does Jeddah's humidity affect AHUs specifically?

High humidity loads the dehumidification coil harder and speeds up algae growth in the drain pan, blocking the drain much faster than in dry climates. For that reason we give the pan clean and the drain fall check particular attention when servicing AHUs in Jeddah.

When does a bearing need replacing rather than just greasing?

If a bearing shows audible grinding, measurable heat on the housing or radial play when checked by hand, greasing will not fix it. We measure and inspect on site and decide the right action there, because bearing type and size vary from one unit to another.

How do you tell whether the fan needs balancing rather than just lubricating the bearings?

Continuous vibration with a steady hum usually points to an unbalanced fan wheel or dirt build-up on the blades, while an irregular grating sound comes from the bearing itself. The technician measures vibration on the frame and on the shaft; if it is higher on the frame he balances the wheel, and if it is higher on the shaft he inspects the bearing and decides whether to replace it or lubricate it depending on the degree of wear.

Is AHU servicing different in hospitals compared to office buildings?

Yes, hospitals need higher standards. Filters must be HEPA or equivalent, and coils cleaned with non-harsh chemicals to avoid air contamination. We coordinate with health and safety before servicing.

Hospital exhaust air may carry odours and contaminants, how do you handle this?

We inspect the exhaust system and discharge vents at each service and clean coils and ducts with specialist sterile solutions to prevent contaminant and odour spread.

Do operating theatres need a separate air handling unit system?

Yes, operating theatres usually have separate ducts and coils to higher standards, requiring specialised servicing separate from the rest of the building.

Does summer humidity affect hospital air filtration systems?

Yes, high humidity accelerates bacterial and fungal growth on coils and filters, reducing filtration efficiency. We recommend monthly checks and more frequent filter changes during summer.
