When does a central system need duct cleaning?

  1. 1

    Repeated complaints from occupants

Staff complaining of stale air, dust settling on surfaces quickly or uneven temperatures between rooms. These often point to buildup inside the ductwork rather than a refrigerant fault, and cleaning is the right first step before any other adjustment.

  2. 2

AHU running harder than it should

A dust-coated AHU coil blocks heat transfer, so the motor runs longer without reaching the set temperature. Cleaning the coil and plenum recovers the efficiency the unit has lost gradually as deposits built up.

  3. 3

A building with no duct cleaning history

Many offices, schools and government buildings in Jeddah run their central system for years without opening the ductwork. Dust and salt from Jeddah's coastal air build up in the metal trunks until the galvanised layer is affected and corrosion begins.

Who it's for

  • Office staff complaining of stale air and dust

We survey the duct network and plenum, then set a section schedule that lets your staff keep working throughout the cleaning.

  • Preparing your school or clinic before opening

We cut access doors in the main trunks and clean the coil and plenum before occupants arrive, then fit and seal metal access doors airtight.

How we work

How we work

  1. 1

    Survey and plan

A technician visits, maps the duct network, marks where access doors will go and agrees the section order with you so the occupied parts of the building stay clear of the work area.

  2. 2

    Open and isolate the section

We cut access doors in the main trunks at the agreed points, isolate the section with temporary dampers and photograph the interior with a camera to record its condition before cleaning starts.

  3. 3

    Agitate and vacuum

Powered brushes break loose the deposits and lift compacted dust while an industrial vacuum unit works in the opposite direction, collecting everything displaced without letting it spread through the occupied space.

  4. 4

    Seal, run and test

Access doors are fitted and sealed airtight, then we run the system and measure flow at the grilles to confirm balance is restored across the sections we cleaned.

Some of our work

Ductwork, rooftop units and diffusers, from work we've completed in Jeddah.

  • Galvanized rectangular duct trunk with branch takeoffs and round diffusers, hung from a black ceiling, a Carrier unit visible behind — interior finishing stage.
  • Round diffusers and a spiral duct trunk in a tiled stairwell service shaft.
  • Rooftop ductwork and an exhaust fan, with Jeddah buildings in the background.
  • Rooftop packaged AC units with rectangular duct transitions, city buildings behind.
  • Insulated rooftop duct run beside a packaged unit, a warehouse roof in the background.
  • A grid of round diffusers in an open-plan office ceiling, mid-construction.
  • An insulated rooftop duct elbow, against a mountainous backdrop.
  • Large insulated ductwork running along a factory ceiling, with workers visible below.
  • A yellow round diffuser mid-installation, with spiral duct and a suspended ceiling grid.
  • Duct insulation wrap in progress on a construction site, bare duct still exposed.
  • A black-painted duct trunk with round diffusers and track lighting, in a finished retail interior.
  • An indoor AHU unit connected to round ductwork in a mechanical plant room, exposed concrete ceiling.

What sets this district apart

The residential buildings in Al Furqan are newer than the old districts, with wider planning and more open streets, making it easier for the team to access and locate ductwork on roofs and passages. The large villas and multi-storey blocks here need regular duct cleaning because central systems blow air through an extensive network, and dust builds up quickly during the long, hot summer. Roof and outdoor space access is safe and straightforward compared to older areas.

Al Furqan lies in north Jeddah, a district of modern residential blocks and villas with wide streets and orderly planning.

Most of the modern villas and blocks in Al Furqan have central AC systems with one outdoor unit and ductwork distributed across the floors.

The AC setup in Al Furqan

  1. 1

Central system with extended ductwork network

Villas and blocks in Al Furqan contain main and branch ducts covering floors and rooms, requiring regular cleaning to maintain efficiency.

  2. 2

Single outdoor unit with ceiling-path routing

Most systems here have one outdoor unit in a side space or on the roof, with ducts running through suspended ceilings and passages.

  3. 3

Air filters in the indoor unit

The indoor unit (AHU) has filters that trap some dust, but the ducts themselves accumulate deposits over time.

Before the visit

Before our visit in Al Furqan

  1. 1

    Identify the main duct entrance

Tell us where the indoor unit is and the route the main ducts take so we can reach them easily on visit day.

  2. 2

Ensure roof and passage access is clear

Roofs and passages carrying ducts must be safe and easy to reach. Check there are no obstacles or furniture blocking the way.

  3. 3

    Agree visit timing with residents

If the building has multiple floors, inform residents or management about the visit time so they are not surprised by the team in passages and on roofs.

FAQ

Questions about Central AC duct cleaning

Can duct cleaning be done without shutting the whole system down?

Yes, section-by-section working is standard on large buildings. We isolate the section being cleaned with temporary dampers and work on it while the rest of the building continues running normally. The surveyor sets the section schedule after seeing the network layout.

How do you control airflow through dampers during section-by-section cleaning?

Before isolating any section, the technician checks and closes the associated dampers so that suction is directed into the section being cleaned and dust cannot travel into adjacent zones. Once a section is finished, the dampers are returned to their original positions and air distribution is checked before the team moves to the next section.

How do you handle access doors in suspended ceilings?

We agree the door positions with building management during the survey so they do not affect the visible finish. We cut the duct and fit metal doors screwed and sealed airtight. If ceiling tiles need to be cut, we coordinate that with whoever is responsible for the fit-out.

Do you clean the AHU coil and its filters in the same visit?

Yes, AHU coil and plenum cleaning is a core part of the central duct work, not a separate job. Filters are inspected in the same visit, and if they are badly damaged they are replaced as part of the work. The technician decides the actual condition after a direct inspection of the unit.

How do you reach ductwork above areas with no ceiling access?

During the survey the technician maps the main duct positions relative to available void spaces and selects the nearest reachable points for cutting access doors. If certain sections are fully blocked, the technician decides after direct inspection whether an alternative route exists or whether coordination with the fit-out team is needed.

Does duct cleaning improve cooling evenly throughout the whole house?

Yes, when dust builds up in the central ducts, some rooms cool slower than others. Thorough cleaning restores balanced airflow across all branches and rooms.

My villa has a wide roof, how do you access the ductwork?

The wide open roofs of villas make it easier for us to reach the main and branch ducts. We identify a safe access point with you and plan our visit beforehand.

The summers here are very hot and the ducts collect dust fast, how often should we clean?

In Al Furqan, the intense heat and heavy system use speed up dust buildup. We recommend at least one annual clean, or more often if you notice reduced airflow or odours.

Does duct cleaning require extra electrical circuits?

Our equipment is straightforward and safe on modern systems, and we confirm with you before the visit that the system's power supply is stable, though we do not need extra circuits.
