When does a central system need duct cleaning?

  1. 1

    Repeated complaints from occupants

Staff complaining of stale air, dust settling on surfaces quickly or uneven temperatures between rooms. These often point to buildup inside the ductwork rather than a refrigerant fault, and cleaning is the right first step before any other adjustment.

  2. 2

AHU running harder than it should

A dust-coated AHU coil blocks heat transfer, so the motor runs longer without reaching the set temperature. Cleaning the coil and plenum recovers the efficiency the unit has lost gradually as deposits built up.

  3. 3

A building with no duct cleaning history

Many offices, schools and government buildings in Jeddah run their central system for years without opening the ductwork. Dust and salt from Jeddah's coastal air build up in the metal trunks until the galvanised layer is affected and corrosion begins.

Who it's for

  • Office staff complaining of stale air and dust

We survey the duct network and plenum, then set a section schedule that lets your staff keep working throughout the cleaning.

  • Preparing your school or clinic before opening

We cut access doors in the main trunks and clean the coil and plenum before occupants arrive, then fit and seal metal access doors airtight.

How we work

How we work

  1. 1

    Survey and plan

A technician visits, maps the duct network, marks where access doors will go and agrees the section order with you so the occupied parts of the building stay clear of the work area.

  2. 2

    Open and isolate the section

We cut access doors in the main trunks at the agreed points, isolate the section with temporary dampers and photograph the interior with a camera to record its condition before cleaning starts.

  3. 3

    Agitate and vacuum

Powered brushes break loose the deposits and lift compacted dust while an industrial vacuum unit works in the opposite direction, collecting everything displaced without letting it spread through the occupied space.

  4. 4

    Seal, run and test

Access doors are fitted and sealed airtight, then we run the system and measure flow at the grilles to confirm balance is restored across the sections we cleaned.

Some of our work

Ductwork, rooftop units and diffusers, from work we've completed in Jeddah.

  • Galvanized rectangular duct trunk with branch takeoffs and round diffusers, hung from a black ceiling, a Carrier unit visible behind — interior finishing stage.
  • Round diffusers and a spiral duct trunk in a tiled stairwell service shaft.
  • Rooftop ductwork and an exhaust fan, with Jeddah buildings in the background.
  • Rooftop packaged AC units with rectangular duct transitions, city buildings behind.
  • Insulated rooftop duct run beside a packaged unit, a warehouse roof in the background.
  • A grid of round diffusers in an open-plan office ceiling, mid-construction.
  • An insulated rooftop duct elbow, against a mountainous backdrop.
  • Large insulated ductwork running along a factory ceiling, with workers visible below.
  • A yellow round diffuser mid-installation, with spiral duct and a suspended ceiling grid.
  • Duct insulation wrap in progress on a construction site, bare duct still exposed.
  • A black-painted duct trunk with round diffusers and track lighting, in a finished retail interior.
  • An indoor AHU unit connected to round ductwork in a mechanical plant room, exposed concrete ceiling.

What sets this district apart

Al Gharbiyah is a modern, mixed district with spacious villas and mid-rise residential blocks, most fitted with central AC. Ongoing deep foundation work and construction in adjoining areas raise dust and debris levels, causing rapid buildup in ducts and coils. This cuts distribution efficiency and lifts energy use, especially in the hot summer. Coordination with residents and building managements is necessary because systems vary across different complexes.

Al Gharbiyah sits in north Jeddah, a modern district mixing spacious villas and residential blocks with shared gardens and amenities.

Central systems here vary: some villas have a single unit, some buildings have one per floor or per group of flats, with ducts distributed both horizontally and vertically.

The AC setup in Al Gharbiyah

  1. 1

Single central system in villas, multiple in apartment blocks

Spacious Al Gharbiyah villas typically have a single central unit with ducts running horizontally, while apartment blocks may have one unit per floor or per group of flats.

  2. 2

Cooling coils installed in variable locations

Central units sit in plenums above ceilings or in separate plant rooms depending on building size, requiring careful initial assessment.

  3. 3

Both horizontal and vertical duct distribution

Ducts run horizontally through false ceilings and vertically through columns and service shafts, requiring careful coordination to clean the entire network.

Before the visit

Before our visit in Al Gharbiyah

  1. 1

Confirm the system type before the visit

Tell us if your villa or building has a single or multiple units and where the main cooling unit sits, to speed up assessment.

  2. 2

    Avoid peak heat times

If possible, schedule the visit early morning or evening to avoid strain on the system during peak heat times.

  3. 3

Ensure access to shared areas and service spaces

For buildings and complexes, confirm that the team can access the plant room, roof and service shafts without delay.

FAQ

Questions about Central AC duct cleaning

Can duct cleaning be done without shutting the whole system down?

Yes, section-by-section working is standard on large buildings. We isolate the section being cleaned with temporary dampers and work on it while the rest of the building continues running normally. The surveyor sets the section schedule after seeing the network layout.

How do you control airflow through dampers during section-by-section cleaning?

Before isolating any section, the technician checks and closes the associated dampers so that suction is directed into the section being cleaned and dust cannot travel into adjacent zones. Once a section is finished, the dampers are returned to their original positions and air distribution is checked before the team moves to the next section.

How do you handle access doors in suspended ceilings?

We agree the door positions with building management during the survey so they do not affect the visible finish. We cut the duct and fit metal doors screwed and sealed airtight. If ceiling tiles need to be cut, we coordinate that with whoever is responsible for the fit-out.

Do you clean the AHU coil and its filters in the same visit?

Yes, AHU coil and plenum cleaning is a core part of the central duct work, not a separate job. Filters are inspected in the same visit, and if they are badly damaged they are replaced as part of the work. The technician decides the actual condition after a direct inspection of the unit.

How do you reach ductwork above areas with no ceiling access?

During the survey the technician maps the main duct positions relative to available void spaces and selects the nearest reachable points for cutting access doors. If certain sections are fully blocked, the technician decides after direct inspection whether an alternative route exists or whether coordination with the fit-out team is needed.

Ongoing construction raises dust levels in the district, does that speed up debris buildup?

Yes, construction work visibly raises dust and debris concentration, causing faster accumulation in ducts and coils than in established districts.

Villas and apartment blocks have different systems here, how do you handle the variety?

We assess each system individually before starting. Villas usually have a single central unit; apartment blocks may have multiple. We work precisely according to each building's design.

Do we need to evacuate buildings during cleaning?

No, we clean duct sections sequentially, so occupants stay in cooled spaces. We coordinate with management and residents to avoid disturbance.

Summers are very hot in Al Gharbiyah, does duct cleaning improve cooling?

Yes, dust buildup cuts cold-air flow. Duct cleaning restores full distribution, so you get better cooling with the same load on the outdoor unit.
