Commercial duct cleaning

Central AC duct cleaning in Al Rayyan

In Al Rayyan, east Jeddah, large warehouses and factories rely on powerful central AC systems distributing air across extensive ductwork. Regular duct cleaning keeps performance efficient and air pure in these vast industrial spaces.

When does a central system need duct cleaning?

  1. 1

    Repeated complaints from occupants

Staff complaining of stale air, dust settling on surfaces quickly or uneven temperatures between rooms. These often point to buildup inside the ductwork rather than a refrigerant fault, and cleaning is the right first step before any other adjustment.

  2. 2

AHU running harder than it should

A dust-coated AHU coil blocks heat transfer, so the motor runs longer without reaching the set temperature. Cleaning the coil and plenum recovers the efficiency the unit has lost gradually as deposits built up.

  3. 3

A building with no duct cleaning history

Many offices, schools and government buildings in Jeddah run their central system for years without opening the ductwork. Dust and salt from Jeddah's coastal air build up in the metal trunks until the galvanised layer is affected and corrosion begins.

Who it's for

  • Office staff complaining of stale air and dust

We survey the duct network and plenum, then set a section schedule that lets your staff keep working throughout the cleaning.

  • Preparing your school or clinic before opening

We cut access doors in the main trunks and clean the coil and plenum before occupants arrive, then fit and seal metal access doors airtight.

How we work

How we work

  1. 1

    Survey and plan

A technician visits, maps the duct network, marks where access doors will go and agrees the section order with you so the occupied parts of the building stay clear of the work area.

  2. 2

    Open and isolate the section

We cut access doors in the main trunks at the agreed points, isolate the section with temporary dampers and photograph the interior with a camera to record its condition before cleaning starts.

  3. 3

    Agitate and vacuum

Powered brushes break loose the deposits and lift compacted dust while an industrial vacuum unit works in the opposite direction, collecting everything displaced without letting it spread through the occupied space.

  4. 4

    Seal, run and test

Access doors are fitted and sealed airtight, then we run the system and measure flow at the grilles to confirm balance is restored across the sections we cleaned.

Ductwork, rooftop units and diffusers, from work we've completed in Jeddah.

  • Galvanized rectangular duct trunk with branch takeoffs and round diffusers, hung from a black ceiling, a Carrier unit visible behind — interior finishing stage.
  • Round diffusers and a spiral duct trunk in a tiled stairwell service shaft.
  • Rooftop ductwork and an exhaust fan, with Jeddah buildings in the background.
  • Rooftop packaged AC units with rectangular duct transitions, city buildings behind.
  • Insulated rooftop duct run beside a packaged unit, a warehouse roof in the background.
  • A grid of round diffusers in an open-plan office ceiling, mid-construction.
  • An insulated rooftop duct elbow, against a mountainous backdrop.
  • Large insulated ductwork running along a factory ceiling, with workers visible below.
  • A yellow round diffuser mid-installation, with spiral duct and a suspended ceiling grid.

What sets this district apart

Al Rayyan is a sprawling industrial and storage zone with large buildings, high ceilings and open spaces needing intensive cooling in summer. Industrial dust, humidity and extreme heat accelerate contaminant buildup inside ductwork, cutting system efficiency and raising electricity use. The duct networks here are longer and larger than residential areas, requiring deeper and more methodical cleaning to restore optimal airflow.

Al Rayyan sits in east Jeddah, an industrial and storage zone of large warehouses and factories.

Most industrial buildings in Al Rayyan run central AC units with long ductwork spanning vast floor-to-ceiling spaces.

The AC setup in Al Rayyan

  1. 1

    Large-scale industrial ductwork network

Warehouses and factories contain long and wide ductwork spanning large production areas, requiring high cleaning capacity.

  2. 2

    High-capacity central AC units

Industrial central systems are designed to move very large airflow volumes, and their coils gather dust and contaminants faster.

  3. 3

    Multi-zone airflow distribution

Large buildings may have multiple air distribution zones and separate areas, each needing individual cleaning attention.

Before the visit

Before our visit in Al Rayyan

  1. 1

Arrange safe parking for heavy equipment

Our equipment is heavy and needs parking near the AHU room; ensure the floor is strong and access is safe and straightforward.

  2. 2

Provide direct access to the central AHU room

The central AHU room must be easily accessible and well-lit, and clear any obstacles or stored materials in front of it.

  3. 3

Coordinate with the production team on system shutdown

Agree with the production manager on a time when the system can be safely shut down without impacting operations or inventory.

FAQ

Questions about Central AC duct cleaning

Can duct cleaning be done without shutting the whole system down?

Yes, section-by-section working is standard on large buildings. We isolate the section being cleaned with temporary dampers and work on it while the rest of the building continues running normally. The surveyor sets the section schedule after seeing the network layout.

How do you control airflow through dampers during section-by-section cleaning?

Before isolating any section, the technician checks and closes the associated dampers so that suction is directed into the section being cleaned and dust cannot travel into adjacent zones. Once a section is finished, the dampers are returned to their original positions and air distribution is checked before the team moves to the next section.

How do you handle access doors in suspended ceilings?

We agree the door positions with building management during the survey so they do not affect the visible finish. We cut the duct and fit metal doors screwed and sealed airtight. If ceiling tiles need to be cut, we coordinate that with whoever is responsible for the fit-out.

Do you clean the AHU coil and its filters in the same visit?

Yes, AHU coil and plenum cleaning is a core part of the central duct work, not a separate job. Filters are inspected in the same visit, and if they are badly damaged they are replaced as part of the work. The technician decides the actual condition after a direct inspection of the unit.

How do you reach ductwork above areas with no ceiling access?

During the survey the technician maps the main duct positions relative to available void spaces and selects the nearest reachable points for cutting access doors. If certain sections are fully blocked, the technician decides after direct inspection whether an alternative route exists or whether coordination with the fit-out team is needed.

Do industrial dusts affect the cleanliness of the ductwork?

Yes, industrial dusts and fine particles accumulate faster in ductwork because of factory and warehouse operations. This cuts airflow and raises motor load, which is why we recommend more frequent cleaning cycles.

Does duct cleaning cut electricity bills in the factory?

Yes, clean ducts allow the system to move air more efficiently without straining the motors, lowering electricity consumption and improving performance.

Your equipment is large, do you need wide space in the warehouse?

We need safe access to the central AHU room and secure parking for equipment near the entry point, and we coordinate beforehand to assess available space.

Does extreme summer heat affect the cleaning schedule?

Yes, we may need to schedule visits at specific times to avoid shutting the system during peak heat. We discuss this beforehand to find the best timing.
