When a hotel needs a specialist
- 1
A new hotel or serviced apartments under construction
The right design starts before the ceilings are closed. We fix diffuser positions, duct routes and noise levels per room before finishing, so there is no costly breaking out or rerouting later.
- 2
Guests complaining about noise or smell
A loud fan coil, air whistling at a diffuser, or corridor smell entering the room when the door opens. These are diagnosable problems with a fix, after a site survey of the airflow.
- 3
Maintenance that disrupts hotel operations
A hotel never stops, and occupied rooms cannot accept a technician working through the night. We draw the maintenance plan with the hotel manager, using vacant rooms and quiet hours.
Who it's for
Opening a new hotel before fit-out is finished
We enter at the structural stage to fix duct routes and unit positions for every room before ceilings close, so you avoid costly changes later.
Ask on WhatsAppRunning an open hotel with ongoing guest complaints
We diagnose noise, odour and control faults in problem rooms and carry out repairs in vacant rooms without affecting staying guests.

How we work
How we work
- 1
Survey and design
We visit the site, study the drawings and expected occupancy, and decide the right system type for each zone: rooms, lobby, halls and corridors.
- 2
Fabrication and supply
We fabricate ducts in our own workshop from G90 galvanised sheet to the site dimensions, and supply units from our authorised brands to the specifications the design sets.
- 3
Installation and sealing
We install units and ducts and test room noise levels before the ceilings close, using Armaflex and Kimmco insulation and Foster sealants to control condensation and air leakage.
- 4
Handover and maintenance plan
We commission the full system, verify individual control in every room, and hand hotel management a scheduled maintenance plan built around occupancy so guests are not disturbed.

What sets this district apart
Al Owaija is an eastern coastal district near the sea with mid-size hotels, serviced apartments and mixed-use residential, and the humid coastal environment and salty air create continuous pressure on cooling and dehumidification. The unique challenge is that buildings may be leased or owned by small investors, so we need an initial system maintainable easily and upgradeable later without heavy upfront investment. Humidity and salt demand careful regular inspection to prevent early corrosion.
Al Owaija is in north-east coastal Jeddah, a district of mid-size hotels and serviced apartments close to the sea.
Most small to mid-size hotels in Al Owaija run multi-split units or simple central systems with basic dehumidification, upgradeable later.
The AC setup in Al Owaija
- 1
Multi-split units expandable later
We start with independent split units per room, designed so new units can be added during expansion.
- 2
Simple central system with basic dehumidification
For slightly larger projects, we offer a simplified central system with basic dehumidification upgradeable later.
- 3
Outdoor units with basic corrosion protection
Outdoor units have basic salt protection and are mounted away from sea spray.
Before the visit
Before our visit in Al Owaija
- 1
Agree quarterly maintenance plan at lower cost
We agree quarterly rather than monthly inspections to reduce costs, including cleaning outdoor units, ducts and filters.
- 2
Define future system expansion vision
Discuss future expansion plans so we design the initial system to accept upgrades without redesign.
- 3
Verify safe mounting locations for outdoor units
Ensure safe space away from sea spray is available for outdoor units, away from guest areas.

FAQ
Questions about Hotel HVAC
What unit type suits hotel guest rooms in Jeddah?
It depends on the building layout, number of floors and running-cost priorities. Fan coil units on a chilled-water system are common in larger hotels; serviced apartments often suit split or cassette units. The survey decides what fits, and both options are available through our authorised brands: Carrier, YORK, General, Midea, Gree and Smart Gold.
How do you handle Jeddah's humidity in corridors and shared areas?
Indoor corridors face humid outside air every time a door opens. We calculate the fresh-air volume for each zone and check that internal pressure stops warm, humid outside air from infiltrating. Ducts are insulated with Kimmco and Armaflex materials to stop condensation forming on the outside of the duct.
Can you service one room without cutting air conditioning to the rest of the floor?
In most systems designed for hotels, yes. Each unit or circuit serves a limited set of rooms and can be isolated on its own. We build this zoning into the design specifically so that neighbouring rooms stay live during any maintenance work, and the zoning is confirmed at the design stage before installation.
Do you work in the hotel while it is open to guests?
Yes, and we are familiar with coordinating around hotel operations. We agree in advance which rooms are set aside for maintenance, and we work at hours that avoid guest peak times. Any task that produces noise is reviewed with the hotel manager before it is scheduled.
How do you maintain stable room temperature when guests change and doors open frequently?
Frequent door opening upsets the pressure balance in a guest room and lets warm, humid corridor air in. We size each unit to the actual room dimensions, not the building as a whole, and balance the fresh-air supply against the return air for each room. A site survey determines the layout of individual controls and the dampers needed to isolate each room from corridor pressure changes.
The project is small and budget is limited, what is the best starting solution?
We start with a multi-split or simple central system with basic dehumidification scaled to your current size, designed so it can be upgraded and expanded later with added units and smart controls.
Salt and humidity cause problems quickly on the coast, how do we avoid them?
We select units with basic corrosion protection, mount them away from spray where possible, and recommend low-cost quarterly inspections rather than monthly to reduce maintenance costs.
How do we manage seasonal demand changes with a small system?
We design separate control per room or group, allowing you to shut down certain units during low seasons, saving energy and maintenance costs.
Can we upgrade the current system later without replacing it?
Yes, we design initial systems to accept added units, smart controls and new runs without requiring full replacement.
