When a hotel needs a specialist

  1. 1

A new hotel or serviced apartments under construction

The right design starts before the ceilings are closed. We fix diffuser positions, duct routes and noise levels per room before finishing, so there is no costly breaking out or rerouting later.

  2. 2

Guests complaining about noise or smell

A loud fan coil, air whistling at a diffuser, or corridor smell entering the room when the door opens. These are diagnosable problems with a fix, after a site survey of the airflow.

  3. 3

    Maintenance that disrupts hotel operations

A hotel never stops, and occupied rooms cannot accept a technician working through the night. We draw the maintenance plan with the hotel manager, using vacant rooms and quiet hours.

Who it's for

  • Opening a new hotel before fit-out is finished

We enter at the structural stage to fix duct routes and unit positions for every room before ceilings close, so you avoid costly changes later.

How we work

How we work

  1. 1

    Survey and design

We visit the site, study the drawings and expected occupancy, and decide the right system type for each zone: rooms, lobby, halls and corridors.

  2. 2

    Fabrication and supply

We fabricate ducts in our own workshop from G90 galvanised sheet to the site dimensions, and supply units from our authorised brands to the specifications the design sets.

  3. 3

    Installation and sealing

We install units and ducts and test room noise levels before the ceilings close, using Armaflex and Kimmco insulation and Foster sealants to control condensation and air leakage.

  4. 4

    Handover and maintenance plan

We commission the full system, verify individual control in every room, and hand hotel management a scheduled maintenance plan built around occupancy so guests are not disturbed.

Some of our work

Ductwork, rooftop units and diffusers, from work we've completed in Jeddah.

  • Galvanized rectangular duct trunk with branch takeoffs and round diffusers, hung from a black ceiling, a Carrier unit visible behind — interior finishing stage.
  • Round diffusers and a spiral duct trunk in a tiled stairwell service shaft.
  • Rooftop ductwork and an exhaust fan, with Jeddah buildings in the background.
  • Rooftop packaged AC units with rectangular duct transitions, city buildings behind.
  • Insulated rooftop duct run beside a packaged unit, a warehouse roof in the background.
  • A grid of round diffusers in an open-plan office ceiling, mid-construction.
  • An insulated rooftop duct elbow, against a mountainous backdrop.
  • Large insulated ductwork running along a factory ceiling, with workers visible below.
  • A yellow round diffuser mid-installation, with spiral duct and a suspended ceiling grid.
  • Duct insulation wrap in progress on a construction site, bare duct still exposed.
  • A black-painted duct trunk with round diffusers and track lighting, in a finished retail interior.

What sets this district apart

Hotels in Al Yaqoot are relatively modern and spread across wide grounds, allowing central HVAC runs to extend more easily than in older areas, but also meaning long distances between wings need careful pressure and flow balancing. The hot, humid northern climate exposes rooms and common areas to excess moisture and mould, especially in summer, so regular maintenance of coils and water drainage is vital.

Al Yaqoot lies in north Jeddah and houses modern hotels and resorts on spacious grounds with open architectural planning.

Most hotels here use multi-zone central HVAC systems, with each guest room having its own independent thermostat.

The AC setup in Al Yaqoot

  1. 1

    Multi-zone central system

The hotel needs a central system with one zone per guest room plus zones for common areas, sharing an evaporator coil but with separate dampers for each.

  2. 2

    Smart thermostats in each room

Each guest controls their room via a programmable thermostat, choosing temperature and humidity to their preference without affecting other rooms.

  3. 3

Multiple drain points in lobbies and corridors

Public areas need extra drain points because they are open and more humid, so we install separate humidity-handling units for them.

Before the visit

Before our visit in Al Yaqoot

  1. 1

    Obtain the hotel's architectural plan

Before the visit, send us the floor plan showing room layout, lobbies, corridors and kitchens so we can design zones accurately.

  2. 2

    Point out available outdoor-unit locations

Wide grounds offer several outdoor-unit placement options, so point out the best sites that keep units away from guests and close to drain sumps.

  3. 3

    Coordinate maintenance schedules with management

Agree with hotel management on routine and emergency maintenance times so they don't clash with guest bookings or special events.

FAQ

Questions about Hotel HVAC

What unit type suits hotel guest rooms in Jeddah?

It depends on the building layout, number of floors and running-cost priorities. Fan coil units on a chilled-water system are common in larger hotels; serviced apartments often suit split or cassette units. The survey decides what fits, and both options are available through our authorised brands: Carrier, YORK, General, Midea, Gree and Smart Gold.

How do you handle Jeddah's humidity in corridors and shared areas?

Indoor corridors face humid outside air every time a door opens. We calculate the fresh-air volume for each zone and check that internal pressure stops warm, humid outside air from infiltrating. Ducts are insulated with Kimmco and Armaflex materials to stop condensation forming on the outside of the duct.

Can you service one room without cutting air conditioning to the rest of the floor?

In most systems designed for hotels, yes. Each unit or circuit serves a limited set of rooms and can be isolated on its own. We build this zoning into the design specifically so that neighbouring rooms stay live during any maintenance work, and the zoning is confirmed at the design stage before installation.

Do you work in the hotel while it is open to guests?

Yes, and we are familiar with coordinating around hotel operations. We agree in advance which rooms are set aside for maintenance, and we work at hours that avoid guest peak times. Any task that produces noise is reviewed with the hotel manager before it is scheduled.

How do you maintain stable room temperature when guests change and doors open frequently?

Frequent door opening upsets the pressure balance in a guest room and lets warm, humid corridor air in. We size each unit to the actual room dimensions, not the building as a whole, and balance the fresh-air supply against the return air for each room. A site survey determines the layout of individual controls and the dampers needed to isolate each room from corridor pressure changes.

How do you ensure guests can control their room temperature independently?

We design central systems with separate zones for each room, so guests control their own thermostat without affecting neighbouring rooms.

Hotels run 24/7, how do you fit maintenance around occupied rooms?

We schedule routine maintenance during low-peak times or when rooms are vacant, and deploy teams at night when needed to avoid disrupting guests.

Humidity is very high here in summer, does it affect the AC system?

Yes, the humid northern climate increases the dehumidifying load, so we design stronger drain lines and larger-capacity evaporator coils, and clean strainers regularly to prevent mould.

Large grounds mean long central ducting runs, does that affect performance?

Yes, long runs require precise balancing of pressure and flow between distant and close wings, so we install flow dampers on each sub-branch to ensure even distribution.
