Hotel HVAC in North Corniche

On North Corniche, where modern seaside hotels line the waterfront, the HVAC system must give each guest independent room control whilst managing coastal humidity and salt spray in corridors and lobbies. Alrabih designs and installs centralised systems with smart control to keep guests comfortable without disrupting service during occupancy.

When a hotel needs a specialist

  1. 1

A new hotel or serviced apartments under construction

The right design starts before the ceilings are closed. We fix diffuser positions, duct routes and noise levels per room before finishing, so there is no costly breaking out or rerouting later.

  2. 2

Guests complaining about noise or smell

A loud fan coil, air whistling at a diffuser, or corridor smell entering the room when the door opens. These are diagnosable problems with a fix, after a site survey of the airflow.

  3. 3

    Maintenance that disrupts hotel operations

A hotel never stops, and occupied rooms cannot accept a technician working through the night. We draw the maintenance plan with the hotel manager, using vacant rooms and quiet hours.

Who it's for

  • Opening a new hotel before fit-out is finished

We enter at the structural stage to fix duct routes and unit positions for every room before ceilings close, so you avoid costly changes later.

How we work

How we work

  1. 1

    Survey and design

We visit the site, study the drawings and expected occupancy, and decide the right system type for each zone: rooms, lobby, halls and corridors.

  2. 2

    Fabrication and supply

We fabricate ducts in our own workshop from G90 galvanised sheet to the site dimensions, and supply units from our authorised brands to the specifications the design sets.

  3. 3

    Installation and sealing

We install units and ducts and test room noise levels before the ceilings close, using Armaflex and Kimmco insulation and Foster sealants to control condensation and air leakage.

  4. 4

    Handover and maintenance plan

We commission the full system, verify individual control in every room, and hand hotel management a scheduled maintenance plan built around occupancy so guests are not disturbed.

Some of our work

Ductwork, rooftop units and diffusers, from work we've completed in Jeddah.

  • Galvanized rectangular duct trunk with branch takeoffs and round diffusers, hung from a black ceiling, a Carrier unit visible behind — interior finishing stage.
  • Round diffusers and a spiral duct trunk in a tiled stairwell service shaft.
  • Rooftop ductwork and an exhaust fan, with Jeddah buildings in the background.
  • Rooftop packaged AC units with rectangular duct transitions, city buildings behind.
  • Insulated rooftop duct run beside a packaged unit, a warehouse roof in the background.
  • A grid of round diffusers in an open-plan office ceiling, mid-construction.
  • An insulated rooftop duct elbow, against a mountainous backdrop.
  • Large insulated ductwork running along a factory ceiling, with workers visible below.
  • A yellow round diffuser mid-installation, with spiral duct and a suspended ceiling grid.
  • Duct insulation wrap in progress on a construction site, bare duct still exposed.
  • A black-painted duct trunk with round diffusers and track lighting, in a finished retail interior.
  • An indoor AHU unit connected to round ductwork in a mechanical plant room, exposed concrete ceiling.

What sets this district apart

Most North Corniche hotels are modern mid- to large-scale buildings, and the main challenge is handling sea humidity and salt that oxidise metals and damage AC components quickly. Centralised systems with hidden ductwork call for precise regular maintenance and effective water drainage, and any service must happen at night or between bookings to avoid disturbing guests.

North Corniche is a modern seaside hotel district with high-rise buildings and sea views, several kilometres north of downtown Jeddah.

Most North Corniche hotels use centralised AC systems with concealed ductwork and separate room controls, paired with heavy-duty outdoor condensers to withstand salt spray.

The AC setup in North Corniche

  1. 1

Centralised system with concealed ducts and smart controls

Modern North Corniche hotels prefer concealed ducts in suspended ceilings for guest-room aesthetics, with separate thermostats in each suite.

  2. 2

    Salt-resistant outdoor condenser units

Outdoor condensers are mounted on high rooftops or terraces away from direct sea spray, with periodic treatment to protect metals from corrosion.

  3. 3

Enhanced drainage system in lobbies and corridors

High coastal humidity demands efficient drainage from cooling coils and collection points to prevent moisture accumulating in corridors.

Before the visit

Before our visit in North Corniche

  1. 1

Confirm the maintenance schedule with hotel management

Agree with them on scheduled and emergency maintenance times before signing the contract, focusing on hours that won't impact bookings.

  2. 2

Identify safe access routes and mechanical rooms

Familiarise yourself with the building layout to locate rooftops, plant rooms and concealed ducts, and ensure your team can access them safely.

  3. 3

Review outdoor unit mounting points and protection needs

Inspect the planned outdoor unit locations and confirm they have protection from salt spray and wind, and enough space for future service access.

FAQ

Questions about Hotel HVAC

What unit type suits hotel guest rooms in Jeddah?

It depends on the building layout, number of floors and running-cost priorities. Fan coil units on a chilled-water system are common in larger hotels; serviced apartments often suit split or cassette units. The survey decides what fits, and both options are available through our authorised brands: Carrier, YORK, General, Midea, Gree and Smart Gold.

How do you handle Jeddah's humidity in corridors and shared areas?

Indoor corridors face humid outside air every time a door opens. We calculate the fresh-air volume for each zone and check that internal pressure stops warm, humid outside air from infiltrating. Ducts are insulated with Kimmco and Armaflex materials to stop condensation forming on the outside of the duct.

Can you service one room without cutting air conditioning to the rest of the floor?

In most systems designed for hotels, yes. Each unit or circuit serves a limited set of rooms and can be isolated on its own. We build this zoning into the design specifically so that neighbouring rooms stay live during any maintenance work, and the zoning is confirmed at the design stage before installation.

Do you work in the hotel while it is open to guests?

Yes, and we are familiar with coordinating around hotel operations. We agree in advance which rooms are set aside for maintenance, and we work at hours that avoid guest peak times. Any task that produces noise is reviewed with the hotel manager before it is scheduled.

How do you maintain stable room temperature when guests change and doors open frequently?

Frequent door opening upsets the pressure balance in a guest room and lets warm, humid corridor air in. We size each unit to the actual room dimensions, not the building as a whole, and balance the fresh-air supply against the return air for each room. A site survey determines the layout of individual controls and the dampers needed to isolate each room from corridor pressure changes.

How do you manage salt spray and sea humidity in our systems?

We use corrosion-resistant components and coat the outdoor unit metals with extra protection layers, alongside an enhanced maintenance schedule to clean the ducts and coils more frequently.

When can you do routine maintenance without disturbing the guests?

We coordinate with the hotel management to schedule maintenance during late night hours or during room turnover cycles between bookings, ensuring no service disruption.

Can your central system give independent control in each room?

Yes, we install separate smart thermostats in each room linked to a central control system, so guests set their own room temperature independently without affecting other rooms.

The concealed ductwork needs cleaning, how do you manage that in an occupied building?

We use duct-cleaning equipment through safe access points in plant rooms or suspended ceilings, scheduling during windows that fit the hotel's overall operations.
