When you need a retail HVAC specialist
- 1
A new mall or shopping centre
A poor design from the start means cold zones next to stifling ones and endless tenant complaints. We study the heat load of each zone separately and choose the right unit type before the ceiling is built.
- 2
An existing shop with uneven cooling
The back of the shop is cold while the front near the door stays hot at peak hours. The cause is usually the air outlet layout or the unit size; a site survey identifies which and fixes the problem without replacing the whole system.
- 3
Condensate dripping on shelves or display
A single drip on stock or a glass display front damages the product and the shop's image. The cause is usually weak insulation, a blocked condensate line or an unlevel unit, all of which can be diagnosed and fixed in one visit.
Who it's for
Opening a new shop inside a mall
We design an independent unit for your space and install ductwork and condensate lines before finishing work so your opening is not delayed.
Ask on WhatsAppManaging an existing commercial complex
We review the existing system and set a preventive and corrective maintenance contract scheduled outside trading hours so tenants are not affected.

How we work
How we work
- 1
Site survey and loads
We visit the site and map every heat source: entrances, lighting, expected crowd density and facade orientation, then size the units correctly for each section.
- 2
Design and materials
We design the duct network in our own workshop from G90 galvanised sheet to dimensions that give even air distribution, and select units from brands we distribute such as Carrier, YORK and Gree.
- 3
Installation coordinated on site
We coordinate installation with the project programme so ductwork does not delay finishing trades, and run Mueller copper in runs of up to 30 metres without welded joints to reduce potential leak points.
- 4
Start-up and maintenance contract
We start up the system and check air distribution in every section, then set a preventive and corrective maintenance schedule timed so work never overlaps with the shop's trading hours.

What sets this district apart
Kilo 14 is a relatively modern commercial district with mid-to-large retail clusters and standalone shops in buildings with wide glass facades and open high ceilings. The broad glass fronts and frequent doors expose shops to direct external heat during peak hours, and intense lighting plus seasonal crowds create irregular and unpredictable cooling demand. The HVAC system must adapt quickly to temperature swings and control humidity precisely to protect displayed stock and goods.
Kilo 14 sits in south Jeddah's commercial zone, a modern district of wide glass-fronted buildings with standalone shops and small retail clusters.
Most shops in Kilo 14 use multi-split systems or centralised units distributed across multiple floors and sections for individual zone control.
The AC setup in Kilo 14
- 1
Multi-split units with logical zone distribution
Larger shops in Kilo 14 use multiple indoor units connected to one outdoor unit, distributing cooling evenly across different sections.
- 2
Central cooling for larger retail clusters
Larger retail clusters rely on central ducted systems distributed through airways, allowing unified control of temperature and humidity.
- 3
Compact integrated units for tight shops
Smaller, tight shops in Kilo 14 often use compact split units or upgraded window units for limited space.

FAQ
Questions about Mall & retail HVAC
How do you handle doors that open onto the street all day?
An open door pushes in hot humid air and spikes the heat load suddenly. We include that load in the design and direct a supply outlet above the entrance to form an air barrier that reduces mixing. The survey confirms which arrangement suits each specific doorway.
Do you install separate units for each mall tenant?
Yes. A separate unit per tenant means each shop controls its own cooling and a fault in one unit does not affect the neighbour. It also makes consumption readings straightforward and makes maintenance responsibility clear for each party.
Why do you prefer rooftop packaged units for malls?
A rooftop packaged unit keeps the condenser and evaporator in one casing above the roof, freeing every inch of shop floor from outdoor units and shortening the duct run. Maintenance happens on the roof without entering the shop, which fits scheduling work outside trading hours.
How do you handle Jeddah's heat and its effect on rooftop units?
Rooftop units in Jeddah work in hot, salty and dusty air that strains the condenser and speeds fin corrosion. We specify units with corrosion-resistant coatings and include coil cleaning and compressor and condenser checks in the preventive schedule of every maintenance contract.
Does air distribution design differ between a small shop and a large mall?
The site survey decides. A small shop may need only a concealed unit with directional grilles, while a mall requires a duct network with dampers zoned by area. In both cases the positions of lighting, visitor traffic and entry doors are recorded before supply outlets are placed.
Our glass facades cause heat spikes, how do we manage them?
We size the cooling unit to match the number of doors and glass façades in your shop, with thermostats that adjust flow according to incoming external heat.
The shop is tight and there is no rooftop space for the outdoor unit, where does it go?
Kilo 14 has tight outdoor space, so we often mount units on side walls or choose compact models that take up less room.
Humidity is high and stock is spoiling, does better HVAC solve it?
Yes, a centralised cooling system with proper humidity control removes excess moisture from the air and protects your stock and displayed goods.
Our shop is open all day, does AC maintenance shut us down?
We schedule maintenance during closing hours or after trading hours, and coordinate with you in advance to minimise any trading impact.
