When you need a villa HVAC specialist

  1. 1

    A new villa before finishing

The finishing stage is the right time to plan the cooling before walls and ceilings close. We decide the system type for each floor and the pipe routes, saving you from cutting and drilling later.

  2. 2

A large majlis that never feels cool

Large sitting rooms need a different approach from ordinary rooms. Ceiling height, number of openings and sun direction in Jeddah all affect the choice, and the site survey is what decides the right solution.

  3. 3

    Old noisy units disturbing sleep

AC noise in a bedroom breaks sleep and wears on the family. Choosing the right system and placing it correctly gives the room the cooling it needs without sound that disturbs you or the people sleeping near you.

Who it's for

  • Living in a villa and replacing old systems

We study what is already in your villa floor by floor and propose systems that fix noise and uneven cooling without unnecessary cutting through finished walls.

How we work

How we work

  1. 1

    Full villa survey

Our team visits every floor, studying sun exposure, ceiling heights, room count and how each space is used, before we suggest any system.

  2. 2

A cooling plan floor by floor

We produce a plan that names the system type for each zone, the indoor and outdoor unit positions, and how the work fits around any finishing trades already on site.

  3. 3

    Installation and pipe runs

We install the agreed systems floor by floor, run insulated copper and drain lines, vacuum each line before start-up, and confirm that units near bedrooms run quietly.

  4. 4

    Handover and maintenance contract

We start every unit with you present and check cooling in each room, then offer a preventive and corrective maintenance contract to keep the whole system performing through the summer.

What sets this district apart

Al Qaws is an east district with medium-sized villas and homes in modern layouts with small gardens between them. Summer heat is high and humidity relatively low, and properties enjoy moderate outdoor space but less than Al Shurooq. Most villas here are two or three storeys, needing a central system or a smart mix of split units. Energy efficiency matters in Al Qaws because many owners watch their electricity bills closely.

Al Qaws is in east Jeddah, a district of medium-sized villas and homes at moderate density with small gardens between buildings.

Al Qaws villas typically use one central system or multiple split units spread across floors, with outdoor units usually on the roof or screened by fencing or hedges for visual concealment.

The AC setup in Al Qaws

  1. 1

Single central system for a two-storey villa

Most Al Qaws villas are two or three storeys, and one central system with a single outdoor unit may suffice with ducts distributed across floors.

  2. 2

    Multiple split units across floors

Some owners prefer one split unit per floor or large room for better control and higher energy efficiency.

  3. 3

Outdoor unit screened by fence or hedge

Small Al Qaws gardens allow the outdoor unit to be screened by fence or hedge, whilst maintaining adequate clearance for airflow.

Before the visit

Before our visit in Al Qaws

Measure rooms, floors and outdoor spaces

Help with exact measurements of each floor and main rooms, plus the size of the garden and available space for the outdoor unit.

  2. 2

Clarify priorities between performance and energy efficiency

Tell us if you strongly prefer fast cooling or are more concerned with reducing electricity bills, as this affects which system type we recommend.

  3. 3

Ensure safe access to roof and garden

Check that roof access is safe, and that the garden or outdoor space where the unit will go is clear of obstacles.

FAQ

Questions about Villa & home HVAC

Should I use central AC or a split for each room?

There is no single answer that suits every villa. One floor with rooms close together may suit a concealed central system, while separate floors or spread-out rooms often work better with individual splits. The site survey is what decides the right fit for your space and how you use it.

How do you keep the facade tidy with outdoor units on it?

At the survey we look at every option: the roof, the back or side of the building, and ventilation shafts. We choose a spot that gives the unit enough air and is easy to reach for servicing, without putting outdoor units on the main front or creating noise in the street.

How do Jeddah's dust, humidity and salty sea air affect a home system?

Humid, salty air affects heat exchangers and exposed outdoor units over time, and dust blocks filters faster than in dry climates. We take this into account when placing outdoor units away from direct sea winds, and a preventive maintenance contract catches that build-up before it hurts performance.

Do you handle both installation and maintenance for the whole villa?

Yes, we handle design and installation and then offer a preventive and corrective maintenance contract covering every system in the villa. Having one contractor who knows what was installed makes any later servicing or repair faster and more accurate, and you never have to explain each unit's history to someone new.

How do you decide between a concealed unit and a visible split for a room?

The decision depends on ceiling height, the type of finish and the building stage. A room with a high ceiling and generous floor area may accept a concealed cassette, while a small room with a low ceiling or a fully finished space often suits a visible split. Where the outlet sits also affects how air reaches every corner, and the site survey is what settles the choice.

My villa is just two storeys with limited space, do I need a central system or multiple splits?

It depends on room layout and your budget. One central system is cheaper and looks cleaner, but separate split units give you better control and higher energy efficiency if you use specific rooms. We visit to recommend the best fit.

My small garden faces direct sun, where should I put the outdoor unit?

Avoid placing the outdoor unit under direct sun as it cuts efficiency and raises power use. Put it in a shaded corner of the garden or behind a fence or pergola if available. If no shaded option exists, we add a protective cover or shade.

How do I reduce my AC electricity bill in Al Qaws?

Use separate split units and close doors to unused rooms, and install a smart thermostat that adjusts temperature automatically. Regular filter and coil cleaning maintains efficiency. We recommend seasonal maintenance to check refrigerant and pressure.

Can I screen the outdoor unit with a fence or hedge without affecting performance?

Yes, but leave at least 50 cm between the unit and fence or hedge to allow airflow around it. If the fence is too close, unit efficiency drops and it heats up. You may need small ventilation gaps in the fence to improve airflow.
