When you need a retail HVAC specialist

  1. 1

A new mall or shopping centre

A poor design from the start means cold zones next to stifling ones and endless tenant complaints. We study the heat load of each zone separately and choose the right unit type before the ceiling is built.

  2. 2

An existing shop with uneven cooling

The back of the shop is cold while the front near the door stays hot at peak hours. The cause is usually the air outlet layout or the unit size; a site survey identifies which and fixes the problem without replacing the whole system.

  3. 3

Condensate dripping on shelves or display

A single drip on stock or a glass display front damages the product and the shop's image. The cause is usually weak insulation, a blocked condensate line or an unlevel unit, all of which can be diagnosed and fixed in one visit.

Who it's for

  • Opening a new shop inside a mall

We design an independent unit for your space and install ductwork and condensate lines before finishing work so your opening is not delayed.

How we work

How we work

  1. 1

    Site survey and loads

We visit the site and map every heat source: entrances, lighting, expected crowd density and facade orientation, then size the units correctly for each section.

  2. 2

    Design and materials

We design the duct network in our own workshop from G90 galvanised sheet to dimensions that give even air distribution, and select units from brands we distribute such as Carrier, YORK and Gree.

  3. 3

    Installation coordinated on site

We coordinate installation with the project programme so ductwork does not delay finishing trades, and run Mueller copper in runs of up to 30 metres without welded joints to reduce potential leak points.

  4. 4

    Start-up and maintenance contract

We start up the system and check air distribution in every section, then set a preventive and corrective maintenance schedule timed so work never overlaps with the shop's trading hours.

Ductwork, rooftop units and diffusers, from work we've completed in Jeddah.

  • Galvanized rectangular duct trunk with branch takeoffs and round diffusers, hung from a black ceiling, a Carrier unit visible behind — interior finishing stage.
  • Round diffusers and a spiral duct trunk in a tiled stairwell service shaft.
  • Rooftop ductwork and an exhaust fan, with Jeddah buildings in the background.
  • Rooftop packaged AC units with rectangular duct transitions, city buildings behind.
  • Insulated rooftop duct run beside a packaged unit, a warehouse roof in the background.
  • A grid of round diffusers in an open-plan office ceiling, mid-construction.
  • An insulated rooftop duct elbow, against a mountainous backdrop.
  • Large insulated ductwork running along a factory ceiling, with workers visible below.
  • A yellow round diffuser mid-installation, with spiral duct and a suspended ceiling grid.
  • Duct insulation wrap in progress on a construction site, bare duct still exposed.
  • A black-painted duct trunk with round diffusers and track lighting, in a finished retail interior.

What sets this district apart

Al Buddur is a relatively modern district with medium-sized malls and shops set in spacious open areas, so central HVAC and ductwork are the standard solution. High summer humidity and radiant heat from glass mall ceilings demand careful humidity monitoring and water drainage, with regular maintenance scheduled in early hours before shop opening to avoid disrupting customers and staff.

Al Buddur sits in east Jeddah, a modern commercial district with mid-sized malls and multi-storey shops set in open spacing between buildings.

Most malls and larger shops here run central AC systems with wide distribution ducts and outdoor units on rooftops.

The AC setup in Al Buddur

  1. 1

Central system with wide distribution ducts

Large malls in Al Buddur need insulated ducts and precise air balancing to distribute evenly across floors and different zones.

  2. 2

Multiple outdoor units on the roof

Larger projects need several outdoor units connected by long copper piping, requiring careful planning of runs, insulation and drainage.

  3. 3

Smart controls for seasonal load management

Modern shops use thermostats and control units that track the shifting heat load through the day, reducing power consumption.

Before the visit

Before our visit in Al Buddur

  1. 1

Coordinate with mall management in advance

Notify management of the visit date and planned work, and ensure keys for roof, duct and mechanical room access are ready before the team arrives.

  2. 2

Prepare safe access to roof and ductwork

Ensure the roof is safe for work and equipment, and that ducts and outdoor units can be reached without moving stock or opening walls.

  3. 3

Provide safe parking for the service vehicle

Set aside safe, convenient parking near the roof or service entrance, ensuring no emergency exits or traffic routes are blocked.

FAQ

Questions about Mall & retail HVAC

How do you handle doors that open onto the street all day?

An open door pushes in hot humid air and spikes the heat load suddenly. We include that load in the design and direct a supply outlet above the entrance to form an air barrier that reduces mixing. The survey confirms which arrangement suits each specific doorway.

Do you install separate units for each mall tenant?

Yes. A separate unit per tenant means each shop controls its own cooling and a fault in one unit does not affect the neighbour. It also makes consumption readings straightforward and makes maintenance responsibility clear for each party.

Why do you prefer rooftop packaged units for malls?

A rooftop packaged unit keeps the condenser and evaporator in one casing above the roof, freeing every inch of shop floor from outdoor units and shortening the duct run. Maintenance happens on the roof without entering the shop, which fits scheduling work outside trading hours.

How do you handle Jeddah's heat and its effect on rooftop units?

Rooftop units in Jeddah work in hot, salty and dusty air that strains the condenser and speeds fin corrosion. We specify units with corrosion-resistant coatings and include coil cleaning and compressor and condenser checks in the preventive schedule of every maintenance contract.

Does air distribution design differ between a small shop and a large mall?

The site survey decides. A small shop may need only a concealed unit with directional grilles, while a mall requires a duct network with dampers zoned by area. In both cases the positions of lighting, visitor traffic and entry doors are recorded before supply outlets are placed.

Our mall is large with many glass doors, can the AC keep up?

Yes, central systems in large malls are sized for the changing load from open doors and customer flow, but they need regular maintenance of ducts and filters to keep the air distribution even.

How do we schedule maintenance without disrupting shops and customers?

We schedule early before shops open or after closing, and coordinate in advance with mall management to ready the team and provide safe access to rooftops and ducts.

Summer humidity here is very high, does that strain the AC?

Yes, the high summer humidity in Al Buddur increases the evaporator load and speeds up moisture build-up in the ducts, so regular cleaning of the coils, ducts and fans is essential.

Drainage from the AC runs to the courtyard, could that cause problems?

The drainage lines and sumps need checking before summer to ensure water flows freely and does not pool around the building foundations or damage stock stored near exits.
